Podium Tops out for 1000M in South Loop

Superstructure work has now surpassed the top of the podium for 1000M, a 73-story residential apartment tower rising at 1000 S Michigan Avenue in South Loop. The 788-foot tower is currently the city’s second tallest active construction project, surpassed only by the 850-foot Salesforce Tower in River North. Developed in partnership between JK Equities, Time Equities, and Oak Capitals, plans have pivoted from 506 condominiums to 738 rentals after an initial construction hiatus. In late 2021 following this two-year pause, the developers received a $304.5 million loan from Goldman Sachs and Deutsche Bank for work to resume. The design by the late Helmut Jahn has shifted only slightly with a small height reduction.

Yelp to Close Merchandise Mart Offices

In a blog post released on June 23rd, Yelp co-founder and CEO Jeremy Stoppelman announced that “the future of work is remote.” Along with their New York and Washington D.C. offices, the internet mainstay will also be shuttering its Chicago offices located at 222 W Merchandise Mart Plaza, within the Merchandise Mart. These changes come after the 2021 downsizing of its San Francisco headquarters.

New Permits Issued for 6314 S Evans Avenue in Woodlawn

A permit was issued this past Friday for a three-story residential building with a masonry facade at 6314 S Evans Avenue in the Woodlawn neighborhood. Bonita Harrison of Sunshine Management is listed as the owner of the proposed project. This will be a three-flat construction with a fenced-in yard, and a three-vehicle parking pad. The lot is currently undeveloped.

A Look at the Completed Exterior Renovation of The Adler Planetarium in Museum Campus

This week, YIMBY stopped by the Adler Planetarium in South Loop‘s Museum Campus, with exterior renovation wrapped up earlier this year. While the building re-opened earlier in March, the makeover today still warrants an article highlighting the building’s re-clad copper dome.

Renovation of Industrious Offices in Willis Tower in the Loop

A permit was issued last week for the interior renovation of existing office space on the 44th floor of the Willis Tower, located at 233 S Wacker Drive in The Loop. This permit was issued to Industrious, and while not much has been revealed, there will be changes to the existing co-working space. No structural work will be performed and there will not be a change of use for business.

Demolition Permits Issued for 1522 N Mohawk Street in Old Town

A demolition permit was issued on Thursday the 30th for a two-story, multi-unit residence along with a coach house located at 1522 N Mohawk Street in the Old Town neighborhood. The permit’s owner has been listed as B & N Builders. No filings have been submitted to upgrade any of the zoning designations for this property and there is currently no information on any future constructions at the site.

The Thompson Center at 100 W Randolph Street May Have a New Buyer

Earlier this year Thompson Center located at 100 W Randolph Street in The Loop was sold with a planned multi-million dollar renovation to the Prime Group. The Thompson Center was designed by famed postmodern architect Helmut Jahn and opened in 1985 as the State of Illinois Center. The Prime Group which is headed by Michael Reschke of JAHN Architects made bid for the Thompson Center in April. The developer had planned a $300 million renovation to execute a gut rehab of the facility including opening the atrium to the outdoors and enclosing the work floors to reduce heat expenses, as well as renovating all of the floors. In the original plan, the state would eventually buy back parts of the building after Prime Group’s renovation.

New Permits Issued for 1218 W Belmont Avenue in Lake View

A new permit was issued last week for the construction of a four-story mixed-use construction located at 1218 W Belmont Avenue in the Lake View neighborhood. The permit’s owners have been listed as Belmont Development LLC and plans indicate there will be retail on the first floor, and six total units spread across the second through fourth floors. The building will have a roof deck and there will be an attached seven-vehicle garage.

Demolition Begins for 1150 W Lake Street in Fulton Market

Demolition has begun for 1150 W Lake Street in Fulton Market District, where LG Development Group has planned for a major mixed-use development. Straddling the elevated CTA’s elevated tracks, the two-tower scheme includes an 18-story building at the northern end replacing, as well as a 29-story building the southern end. The shorter edifice will be replacing a formerly vacant lot, while the taller tower will replace multiple single-story masonry buildings that are now being removed.
