Affordable Renovation of Lawson House Progresses in Near North Side

Renovation work continues to take shape at the 24-story Victor F. Lawson House at 30 W Chicago Avenue in Near North Side. The Art Deco high rise was originally designed by Perkins, Chatten & Hammond and completed in 1931. Developer Holsten Real Estate will be deconverting the former YMCA from 538 single room occupancy units into 408 affordable apartments. In exchange for keeping all on-site units affordable until at least 2073, the project received both low income housing tax credits and $12.4 million in historic preservation tax credits. Holsten Real Estate has also received a $17.6 million loan from the city, a $79.4 million loan from Chase Bank, and a $17.2 million loan from the Illinois Housing Development Authority.

Community Development Commission Approves Land Sale for 5050 S Prairie in Grand Boulevard

The Community Development Commission has approved the sale of land for 5050 S Prairie Avenue. The site is located at the corner of S Prairie Avenue and E 51st Street, and the project is made up of multiple lots, both privately-owned lots and city-owned along 5036-5044 S Prairie Avenue. Led by KLY Development, the development will replace vacant land as well as a vacant building along the intersection.

A permit was last week for a new three-story residential building located at 3851 N Damen Avenue in the North Center neighborhood. The owner is listed as 3851 N Damen LLC. The new construction is slated as a four-dwelling masonry building with a basement. There will be rear decks on all levels, as well as front decks on the second and third levels, and a rooftop deck. Plans also indicate the presence of a detached four-car garage with its own roof deck.

Community Development Commission Approves TIF funding and Land Sale at 6204 S Green Street in Englewood

The Community Development Commission has approved the land sale and Tax Increment Financing (TIF) funds for the affordable commercial-use development at 6204 S Green Street in Englewood. Going by the name ‘Englewood Connect’, the project site is a mix of vacant land and a historic firehouse. The developers on this project are McLaurin Development and Farpoint Development, which were chosen as the winner of the Englewood Invest South/West RFP in March 2021.
