Construction permits have been issued for a new residential building at 1103 North Lawndale Avenue in Humboldt Park. Approved on February 14, the building will feature two stories plus a basement, and comprise of two dwelling units.
Permits have been filed for a new hotel development at 146 W Hubbard Street in River North. Located on the northwestern corner with N LaSalle Drive, the new structure will replace a surface parking lot directly next to the recently completed office building at 448 N LaSalle Drive. The project is being led by Detroit-based Porritt Group, with Michigan-based Saroki Architecture working on its design.
In West Loop Gate, two office buildings located at 10 and 120 S Riverside Plaza continue to undergo renovations as part of a larger repositioning project. These two structures, each rising 21 stories, collectively offer 1.4 million square feet of space with 37,000-square-foot floor plates. With SOM as the original architect behind both structures, 10 S Riverside Plaza was constructed in 1965, while 120 S Riverside Plaza was completed in 1967.
The City of Chicago has issued approval for a renovation at 3658 W Cortland Street in Logan Square, where a two-flat residence is undergoing interior upgrades. The proposal, which was submitted on December 1, 2023, was approved on February 13. The project’s budget is estimated to be $80,000.
Vertical construction continues at 633 S LaSalle Street, a 17-story residential project in Printer’s Row, following the completion of construction financing by Singapore’s Q Investment Partners (QIP) and Chicago-based Melrose Ascension Capital (MAC). The project, which recently changed hands from PMG and The Collective, is a key venture for QIP as it enters the US real estate market.
