The Chicago City Council has approved two developments consisting of three buildings in the West Loop. The two include the life-science high-rise at 400 N Elizabeth Street and a pair of mixed-use skyscrapers at 315 N May Street and 1112 W Carroll Avenue. The two approvals mark a move forward in densifying the western edge of the rapidly growing neighborhood and brings both a step closer to the groundbreaking. As the post-pandemic demand continues to be unpredictable, the two will join millions of square feet of office space and thousands of residential units being delivered and proposed in the area.
A permit was approved on Wednesday for a new three-story residential building at 2640 N Bosworth Avenue in the Lincoln Park neighborhood. The owner is listed as 2640 N Bosworth LLC, and the current plans indicate this project will yield four total dwelling units with balconies and rear porches accessible by a staircase. The structure will also have a basement, rooftop enclosure, as well as a four-car garage. The development will replace a previous structure on the site.
Revised plans have been revealed for the Auburn Gresham Invest South/West proposal to the Committee on Design. Split into two sites at 757 W 79th Street and 838 W 79th Street, developers Evergreen Real Estate and Imagine Group have teamed up with Ross Barney Architects and Nia Architects to revise the previously single site project to its new iteration. The project is one of the winners announced this spring from a 2020 RFP of the growing Invest South/West initiative and will offer affordable residential units to the neighborhood.
Final touches are in progress for Bickerdike Redevelopment Corporation’s Emmett Street Apartments, situated at 2602-38 N Emmett Street in Logan Square. With a reported construction price tag of $40 million, the seven-story edifice provides 4,300 square feet of retail, along with 100 affordable units on the upper floors. Of these units, half will be available to Section 8 Chicago Housing Authority voucher holders, while the remaining are available via the application process.
