Construction permits have been issued for a single-story Starbucks coffee shop, located at 9438 S Ashland Avenue in the Brainerd neighborhood. The site lies at the southeast corner of a larger parking lot area, located along S Ashland Avenue and W 95th Street. Glazier Corporation is the filing owner, whose new venue will also come with a patio, landscape improvements, a parking lot, and a masonry trash enclosure. The new construction will replace a closed gas station.

Groundbreaking Expected This Fall for 1000M as City Council Approves Updated Plan in South Loop

Groundbreaking is expected to occur this fall after the Chicago City Council has approved the revised design for 1000M, a long-planned residential skyscraper at 1000 S Michigan Avenue in South Loop. Fronting S Michigan Avenue, the project site is an infill site between E 9th Street and E 11 Street. Currently a stalled construction site, the development already has caissons in the ground. Time Equities and JK Equities are the developers behind the project.

JAB’s Mixed-Use Development “The Balaban” Opens in Uptown

Work has wrapped up for a five-story mixed-use project known as “The Balaban” located at 4806 N Magnolia Avenue in Uptown. Developed by JAB Real Estate, the project is located directly west of The Uptown Theater and has replaced a former parking lot.

Demolition permits have been issued for a one-story masonry community center building, located at 4056 N Pulaski Road in Irving Park. The filing owner is listed under 4056 N Pulaski LLC, with plans for a new single-story restaurant with a new trash enclosure, fencing, and an accessory parking lot. Other details regarding the project architect, design, or anticipated tenant have not yet been revealed.

Hotel Portion Progresses at Partially-Open St. Regis Chicago

Exterior work continues around the hotel portion of the partially-complete St. Regis Chicago (formerly Vista Tower), a 101-story mixed-use skyscraper in Lakeshore East. Rising 1,191 feet at 375 E Wacker Drive, this supertall tower now ranks as Chicago’s third tallest building. Developed by Magellan Group, the tower will house a 191-key hotel on the first 11 floors, while the remaining floors will comprise of 393 condominiums. St. Regis Hotel and Resorts, a subsidiary of Marriott International, manages both the hotel and residential portion.

City Council Approves Mixed-Use Development at 1838 N Elston Avenue in Bucktown

The Chicago City Council has approved a mixed-use development at 1838 N Elston Avenue in Bucktown. Located on a midblock site, the property is bounded by a one-story commercial building to the north, N Elston Avenue to the east, a two-story commercial structure to the south, and N Besly Court to the west. The Lincoln Yards development is located across the street to the east, while the Kennedy Expressway is nearby to the west. The property currently holds a one-story commercial building. JAB Real Estate is the developer behind the proposal.

Permits Issued for 18 Townhomes at 3122-26 S Benson Street in Bridgeport

Construction permits have been issued for 18 adjacent three-story townhomes, divided between three buildings at 3122, 3124, and 3126 S Benson Street in Bridgeport. Bensen Place LLC is the filing owner of the homes, which will line a cul-de-sac driveway off of S Benson Street. Each 2,000-square-foot home will come with three bedrooms, a two-car garage on the first floor, and a rooftop terrace. Both the driveway and the homes will replace a previously vacant lot.

PRC Approves Revised Mixed-Use Development at 917 W Fulton Market in Fulton Market

The Permit Review Committee, a subcommittee of the Commission on Chicago Landmarks, has approved updated plans for a mixed-use development at 917 W Fulton Market in Fulton Market. The rectangular site spans along N Sangamon Street from W Fulton Market to W Lake Street. The project scope also includes an existing warehouse building at 900 W Lake Street. Fulton Street Companies is the developer behind the proposal.

Final Facade Work Underway for Wrigleyville Lofts in Lake View

Remaining brickwork is currently underway for Wrigleyville Lofts, located at 949 W Dakin Street in Lake View. Developed by Draper & Kramer, the seven-story mixed-use project will house 13,000 square feet of retail, partitioned into four available units ranging from 1,400 to 2,500 square feet. The fifth and largest unit will be a nearly 6,000-square-foot Ace Hardware, which previously occupied the one-story building located on the property.

Demolition Permits Issued for 2820 N Rockwell Street in Avondale

Demolition permits were issued this past week for three-story masonry residence and a detached frame garage, located at 2820 N Rockwell Street in the Avondale neighborhood. The owner is listed under 2820 N Rockwell LLC, whose plans have not been revealed. The property’s zoning designation of RT-4 permits two-flats, townhomes, low-density apartment buildings, and single-family homes. RT-4 also permits a floor area ratio of 1.2, in which any new construction may have up to 1.2 times the square footage of the containing lot. It is not clear whether the owner will seek a zoning change.
