Plan Commission Approves Mixed-Use Development At 3914 N Lincoln Avenue In North Center

The Chicago Plan Commission has approved a mixed-use development at 3914 N Lincoln Avenue in North Center. The wedge-shaped structure, bound by N Lincoln Avenue to the east and N Damen Avenue to the west, will replace an empty lot and three buildings on Damen Avenue, one of which is orange-rated. Developer Longford Construction partnered with SPACE Architects + Planners on the masonry clad building.

Rising five stories and 61 feet tall, plans for the building have been slightly altered since YIMBY’s last update in April. A majority of the changes come at the ground level where feedback has led to a reduction in vehicle parking spaces from 36 to 28, allowing for a new 1,247-square-foot retail space on Damen Avenue joined by a tenant gym, activating the previously closed off streetfront. The residential lobby has moved to the Lincoln Avenue side with a 6,332-square-foot retail space, this will now fully activate both sides of the structure.

The remaining four floors above will still offer 68 residential units that will be made up of predominantly two-bedroom units, with 60 of them starting at $2,300 a month, and eight three-bedroom units starting at $2,700 a month. All of the units will have access to an outdoor balcony which is inset and integrated in the facade on both street fronts. Although 20 percent, or 14 of the apartments will be affordable, the developer has confirmed that only seven will be on site.

Future residents will have access to a variety of transit options, this includes electric vehicle charging stations and 68 bicycle parking spaces on site, as well as a seven-minute walk to the CTA Irving Park Brown Line stop, and a Divvy station on the block for which residents will get a complimentary year pass. Construction on the project is scheduled to begin in early 2022 with a delivery date of spring 2023.
