Chicago YIMBY wants to highlight some of the preservation wins seen across the city in the last few years, with updates as of late having demonstrated the importance of preserving the city’s architectural legacy. Recent examples include the Washington Park National Bank redevelopment in Woodlawn where the redesign now incorporates the existing facade after locals demanded it be saved, and Epworth Church in Edgewater where buyers pulled their demolition application this week. Varying in sizes, restoration projects keep the city’s history alive in a tangible way for many.

913 W School Street Reaches Third Level in Lake View

Construction is now at the third level for a five-story residential building at 913 W School Street in Lake View. Developer Hageman Group plans for a total of 22 apartments, comprised of four studios, eight one-bedrooms, eight two-bedrooms, and two three-bedrooms. Initial plans have been revealed for a mixed-use development within the walls of the existing Washington Park National Bank building at 6300 S Cottage Grove Avenue in Woodlawn. Located on the southwest corner with E 63rd Street directly adjacent to the CTA Green Line terminal station, the historical structure has fallen into deep disrepair from years of sitting vacant. Developers DL3 Realty have owned the site for various years with their precious plans being proposed prior to the pandemic and having since changed, although local firm bKL Architecture remains as the project’s designer.

New Permits Issued for 1730 W 18th Street in Lower West Side

A revised permit was issued yesterday for a four-story mixed-use building located at 1730 W 18th Street in the Lower West Side neighborhood. The permit owner is listed as Michael Fox and plans indicate that the ground floor will be used as a commercial space. The remaining floors will be residential and will have nine total dwelling units. The building is equipped with a basement and an enclosed rooftop deck. The revised permit is for drainage and ventilation totaling an additional $112,000 in construction costs.

Initial Details Revealed For Roseland Medical District Masterplan

The Chicago Committee on Design has reviewed the initial details for a new mixed-use medical masterplan in Roseland. The overall plan area is bound by W 110th Street to the north, S Michigan Avenue to the east, W 112th Street to the south, and S Eggleston Avenue to the west and is near to the recently opened Pullman National Monument. The project was brought forward by the Roseland Medical District Commission who is working with a team of designers led by local firm Adrian Smith + Gordon Gill Architecture, all of which are helping to provide a zoning and phasing scheme for the upcoming developments.

Demolition Complete for 3322 N Halsted Street in Lake View East

Demolition is complete for a two-story masonry building, clearing the way for a four-story mixed-use development at 3322 N Halsted Street in Lake View East. Developer and owner Lion Halsted 3 LLC has planned for seven rental apartments atop 814 square feet of ground-floor retail. There will be five on-site bike spots and two parking spaces.

The mayor’s office has announced that the project is part of a $16.6 million investment in the campus and that the field is set to be completed by fall 2022. The improvements are being done in an effort to position Farragut to grow and thrive as an educational pillar in the community.

354 N Union Avenue Surpasses Neighboring K2 Apartments in Fulton River District

Construction is close to topping out for a 33-story apartment tower at 354 N Union Avenue in the Fulton River District. Developer Onni Group has planned for 373 total residential units, ranging in size from a 400-square-foot studio to a 1,600-square-foot penthouse. The formerly empty lot occupies a trapezoidal parcel bound by Union Avenue to the east, the railway to the south, the elevated Halsted Street to the west, and the neighboring K2 apartment tower to the north.
