Plans have been revealed for a mixed-use development at 3305 W Division Street in Humboldt Park. Located on the southwest corner with N Spaulding Avenue, the new project will replace a two-story structure that most recently held a Spanish church with a small parking lot. The proposal is being led by LUCHA and Full Circle Communities, with local architecture firm DesignBridge working on its design.
A new affordable residential development at 4531 W Washington Boulevard in West Garfield Park is closer to construction with the approval of a land sale and $10 million in tax increment financing. The four-story project is a collaborative initiative between CARE Manor and National Equity Fund , aiming to redevelop seven plots. Of these, five are owned by the developer and two by the city.
Renovation permits have been issued for 180 W Adams Street, an eight-story building in The Loop, a conversion of existing office space into residential units. The project will see the building’s unit count increase from 36 to 39 dwelling units. This renovation involves converting three office spaces on the second floor into new apartments. The building, fully sprinklered, will undergo this change in accordance with detailed plans and is subject to certified corrections, field inspections, and audits.
Final facade work continues to progress for a new high rise at 225 North Elizabeth Street in Fulton Market. The 28-story mixed-use tower is a joint effort between Sterling Bay and Ascentris and is situated at the intersection of Fulton and Elizabeth Streets.

The project is being led by local real estate investor Josh Bradley, with Compass Architecture LLC working on its design.
