A demolition permit was issued yesterday for a one-story masonry building located at 3215 S Morgan Street in the Bridgeport neighborhood. Martin Felsen has been listed as the permit owner. At the time of this writing, no plans appear to have been submitted to upgrade any of the zoning designations for this property and there are currently no permits for any future constructions.
Topping out at the seventh spot of Chicago YIMBY’s year-end countdown is the Cirrus condominium development in Lakeshore East. Reaching a height of 562 feet, the tower is part of a greater project that is building up the last plots of land near the water of the multi-decade masterplan for the neighborhood. Developers Lendlease and Magellan have worked with bKL Architecture, whose office is in the nearby Aqua Tower, on the three-tower plan.
Final face brick installation can be seen along Evo Union Park, an 11-story residential development approaching completion at West Loop’s 1454 W Randolph Street. Within this $64 million undertaking, developer Marquette Companies has planned for 242 total apartment dwellings, ranging from convertible layouts through two-bedroom residences. There will also be a total of 87 parking spaces and 48 bike storage slots housed within the ground-floor garage.
A permit was approved on Thursday for a new four-story commercial building to be located at 4445 W Irving Park Road in the Irving Park neighborhood. The owner is listed under the name Northwestern Memorial Healthcare and plans indicate that the new construction will also include two levels of open-air garage parking as well as two levels of below-grade parking. The development will replace an existing structure that is currently empty.
At eighth place in Chicago YIMBY’s year-end countdown is 300 N Michigan Avenue, a 47-story mixed-use skyscraper developed by Sterling Bay at the northeast corner of The Loop. Rising 523 feet to its pinnacle, this nearly complete tower will house retail within its podium, a hotel on floors six to 15, and apartments on the 17th through 46th floors. The hotel portion will be a 280-key CitizenM, while the residential portion, dubbed “Millie on Michigan” will yield a total of 289 rental units.
