Work on the northern garage section is now underway for the Rush University‘s new Joan and Paul Rubschlager cancer and neurosciences building. The 10-story project lies at 1520 W Harrison Street, located in Little Italy directly along the border with the Illinois Medical District. Connecting these two districts over Ashland Avenue, the facility will be linked to Rush University’s main medical building via a pedestrian skybridge.

Rezoning Approved For Mixed-Use Development At 2913 W Belmont Avenue In Avondale

Rezoning has been approved by the Chicago City Council for a new mixed-use development at 2913 W Belmont Avenue in Avondale. Replacing a single-story home, the lot is near the intersection of W Belmont Avenue and N Francisco Avenue and is being privately developed. The existing home is popular with neighbors with its deep setbacks creating the rare front yard in the city that frames the ivy-covered three-flat next door.

New Permit Issued for 1426 N Talman Avenue in West Town

A permit was approved yesterday for a new two-story residential building to be located at 2442 W Division Street in the West Town neighborhood. The owner is listed as Mahesz Erukulla with plans that indicate this project will feature two units, a metal porch, and a rooftop deck. The permit also indicates the presence of a separate frame garage on site. The lot is currently vacant.

Extended Funding Approved For Cabrini-Green Redevelopment in Near North Side

Extended funding for the redevelopment of the remaining parcels of the former Cabrini-Green homes has been approved by the Community Development Commission in Near North Side. The first of the two separate vacant parcels just west of downtown, sits north on the corner of N Larrabee Street and N Clybourn Avenue, replacing the recently demolished Near North Career High School. The second parcel just south of the first sits on the northeast corner of W Division Street and N Halstead Street next to a Target that was developed on former housing property as well.

Exterior Walls Installed at Illinois Medical District’s New Gateway Apartments

Exterior walls have begun installation at The Gateway Apartments, an 11-story mixed-use building that recently topped out in the Illinois Medical District. Located at 2050 W Ogden Avenue, the project is set to yield 161 rental units atop ground-level retail. Of these apartments, 17 will be designated as affordable and target toward union workers such as nurses, healthcare technicians, healthcare workers, and firefighters.

Demo Permit Approved for 5622 S Emerald Avenue in Engelwood

An emergency demolition permit has been issued for a two-story, multi-unit building in the Engelwood neighborhood. The permit’s owner has been listed as the City of Chicago. As of now, no plans appear to have been submitted to upgrade the zoning designation for the property or for any future constructions.

1400 Monroe Reaches Finish Line in West Loop

Construction is now complete for a seven-story residential building known as 1400 Monroe, located at 1400 W Monroe Street near the southwest corner of West Loop. The developer, JK Equities, has provided a total of 42 condominium units, ranging from two- to four-bedroom layouts. While the majority of the units are now sold, the remaining eight units are three-bedroom residences, ranging from 1,668 square feet to 1,958 square feet, and beginning at $1 million.

Developer Reveals Plans For Mixed-Use Project At 4458 S Cicero Avenue In Garfield Ridge

The Chicago Department of Planning and Development has approved plans for a new mixed-use complex at 4458 S Cicero Avenue in Garfield Ridge. Dubbed the Le Claire Courts, the project would replace a large empty parcel of land owned by the Chicago Housing Authority that is bound by W 45th Street to the south, S Cicero Avenue to the east, the I-55 expressway to the north, and the name-bearing LeClair Courts-Hearst Park to the west. Developers Cabrera Capital Partners and The Habitat Company formed a large design team lead by Solomon Cordwell Buenz Architects for the sprawling project.

Demo Permit Approved for 2034 N Wolcott Avenue in Logan Square

A demolition permit has been issued for a three-story, multi-unit building along with a detached garage at 2034 N Wolcott Avenue in the Logan Square neighborhood. The permit’s owner has been filed under the name Sustainabuild LLC. A permit was issued in late August for a two-story single-family residence with a basement. The property will feature a rooftop deck with a rooftop stair enclosure, as well as a two-car detached garage.

The Reed’s Core Rises above Grade at Southbank Megadevelopment

Since YIMBY’s last site prep update in early September, work on ‘The Reed‘ has made significant progress, with its core having now risen substantially above grade. Situated as 234 W Polk Street in South Loop, the 41-story residential building is being developed by Lendlease, and is the second installation in a seven-acre, four-building development known as Southbank. The first to be complete in this larger plan was The Cooper, located directly east and completed in 2018.
