The Chicago City Council has approved the rezoning for a residential development at 3350 N Ashland Avenue in Lake View. Located just south of the corner with W Roscoe Street, developer 3350 N Ashland LLC plans to demolish the existing two-story masonry commercial building built in 1988 and has sat vacant for multiple years. With 31,348 households within a mile of the lot with a yearly median income of $115,753, the developers hope to tap into the housing boom currently seen in the city.

Demo Permit Approved for 2853 North Clybourn Avenue in North Center

A demolition permit has been issued for a two-story, multi-unit frame building along with a detached frame garage located at 2853 North Clybourn Avenue in the North Center neighborhood. The permit’s owners have been listed as MIT Development LLC.

New Round Of Winners Announced For The Invest South/West Initiative

Three new winners of the city’s Invest South/West initiative have been announced by the mayor in Humboldt Park and South Shore. The three winners are located at 3601 W Chicago Avenue and 4000 W North Avenue in 2908 E 79th Street in South Shore. All together the three proposals represent a $126 million investment in the neighborhoods aimed at increasing the quality of life, adding equitable affordable housing while joining a list of seven past winners of the two-year-old program that are set to break ground soon.

Facade Renovation Underway at 160 E Illinois Street in Streeterville

At the southwest corner of Streeterville, facade scaffolding can be seen directly north of Tribune Tower at 160 E Illinois Street. Originally built in 2007 at 26 stories, the building known as “Avenue East” contains a total of 130 condominium units. The edifice offers a postmodern aesthetic with a mix of metal paneling, concrete, and glass.

New Permit Issued for 5203 S Wabash Avenue in Washington Park

A permit was approved early last week for a new three-story residential building to be located at 5203 S Wabash Avenue in the Washington Park neighborhood. The owner is listed under the name Kalos Group Development LLC, with plans for three total units with an open rear steel stairway and an accompanying three-car concrete parking pad. The building will share a lot with another project that was approved for the same owners in October.

Facade Encloses Top of 300 N Michigan Skyscraper in The Loop

Since YIMBY’s September update, glass has steadily enclosed most of the remaining floors at 300 N Michigan Avenue, a 47-story skyscraper that recently topped out in the northeast corner of The Loop. Developers Magellan Development Group and Sterling Bay have planned a mix of retail in the base, a 280-key CitizenM hotel on the sixth through 15th floors, and residential apartments on the 17th through 45th floors.

Chicago City Council Approves Residential Development At 517 W 119th Street In West Pullman

The Chicago City Council has approved rezoning for a new residential development at 517 W 119th Street in West Pullman. Located on the southwest corner with S Normal Avenue, the new building will replace a vacant lot next to a small one-story structure. The rezoning from B1-1 Neighborhood Shopping District to B2-3 Neighborhood Mixed-Use District will allow developer West Pullman LLC to proceed with the HED Architects-designed affordable housing apartment building.

Demo Permit Approved for 427 W 60th Street in Englewood

A demolition permit has been issued for a two-story frame residence and a detached frame garage located at 427 W 60th Street in the Englewood neighborhood. The permit’s owners have been listed as Norfolk Southern Railway Co. At the time of this writing, no plans appear to have been submitted to upgrade any of the zoning designations for this property and there are currently no permits for any future constructions.

Facade Work Finalizes on 23rd Place at Southbridge in Near South Side

Since YIMBY’s September update, much of the facade work has taken place at the northern building of Southbridge Phase I, now known as 23rd Place at Southbridge. Located at 2310 S State Street and 2344 S State Street in Near South Side, these two sibling edifices both rise six stories and will offer a mix of ground-level retail and apartments on the upper floors. Planned by McCaffrey and The Community Builders, the unit count will tally at 206, divided evenly between each structure. Residences will comprise of a mix of affordable and market-rate options.

Committee On Zoning Approves Residential Development At 4927 North Claremont Avenue In Lincoln Square

The Committee on Zoning has approved the residential rezoning for an existing building at 4927 North Claremont Avenue in Lincoln Square. The vacant building, which used to be the Saint Matthias Parish Convent, will be rezoned from RS-3 Residential Single-Unit to B2-3 Neighborhood Mixed-Use District, with new interiors designed by Jonathan Splitt Architects. The two-story with a basement and attic building sits directly behind Saint Matthias Church on the northeast corner with W Ainslie Street.
