City Council Approves Residential Development At 4137 N Western Avenue In North Center

The Chicago City Council has approved a residential development at 4137-4139 N Western Avenue in North Center. Located just north of the intersection with W Irving Park Road, the new structure would replace two existing three-story mixed-use buildings, one of which houses the developers office on the ground floor. Developer 4137 Western LLC, a product of the Khan Group, is behind the project and will be relocating their custom homes business out of the current property.

The new proposal will occupy most of the 50-foot by 107-foot deep, 5,362-square-foot lot. One of the lots holds the 1904-built masonry-clad structure at 4139 N Western Avenue which was the home to the Sullivan Chicago Studio of Performing Arts, but has since relocated to the former Gift Theater at 4802 N Milwaukee Avenue. The building replacing them will remove any ground-floor commercial space in exchange for more residential units, with the approval granting a rezoning from B3-2 Community Shopping District to that of B2-3 Neighborhood Mixed-Use District.

Rising roughly four stories above the street with a partial garden-type basement level, the new structure will top out at around 46 feet tall and contain eight for-sale residential units. These will be made up of six two-bedroom layouts starting at $600,000 and two four-bedroom duplexes starting at $750,000, all with modern floor plans, smart wired capabilities, and customizable finishes. Residents will have access to individual private balconies, a small communal rooftop deck and eight vehicle parking spaces, of which four will be within a basement level garage and four outdoors in the rear off of the alley.

The cream-colored masonry-clad building will feature some minimal street-front landscaping as it is set back from the sidewalk to provide some added privacy to the aforementioned inset balconies. Despite the parking count, residents will have plenty of public transportation options nearby including bus service for CTA Route 49 via a two-minute walk, Route 80 via a five-minute walk, Route 78 via a seven-minute walk, and the CTA Brown Line Western stop via a 13-minute walk. Although no groundbreaking date has been established, developer Khan Group states a winter 2022 delivery date which is likely to change.
