Excavation and initial drilling is moving along for a new 18-story residential tower at 1044 W Van Buren Street, located just north of I-290 in West Loop. Developer Tandem has planned for 196 rental apartments atop ground-level retail. This new development will replace a formerly empty lot while also adding to an emerging high-rise cluster at the southern end of the neighborhood.
The 195-foot tower has been designed by Antunovich Associates. The rectangular massing will be wrapped in a glass and painted metal facade with overhanging private balconies.
Inside, the units will offer expansive layouts with dusting interior finishes and largely uninterrupted views of the city. There will also be various amenities such as a sky lounge and game room, an outdoor deck area with fire pits and grilling stations, and a co-working area with both collaborative and private work areas.
There will be 70 off-street parking spaces and storage for 143 bikes. Various public transportation options are also in close proximity, including bus service for Route 129 and CTA L service for the Blue Line via a five-minute walk south to Racine Station.
Tandem’s construction arm known as Tandem Construction is serving as general contractor, with a targeted completion for Spring of 2023.
