City Council Approves Funding to Preserve Grocery Access on West and South Side

On November 18th the Department of Planning and Development announced a recent City Council decision to award funding to neighborhood grocer Yellow Banana LLC. Yellow Banana will be using the funding to aid in acquiring and rehabilitating a total of six supermarkets on the west and south sides of the city. The grocery stores are all Save A Lot supermarkets and have been acquired via $13.5 million in Tax Increment Financing (TIF).

225 N Elizabeth Street Prepares to Rise in Fulton Market

The tower crane stump and installed foundations can be seen at 225 N Elizabeth Street, set to give way to a new 28-story, 314-foot building in Fulton Market District. Developer Sterling Bay and partnering private equity firm Ascentris are behind this mixed-use project, which will provide 350 new apartment units atop ground-level retail.

Initial Funds Approved For mHUB Conversion Of 240 N Ashland Avenue In West Loop

The Chicago Community Development Commission has approved initial funds for the redevelopment of the structure at 240 N Ashland Avenue in the West Loop. Located on the southwest corner with W Fulton Street, the famed clocktower building has sat vacant for a few years and is being proposed to become the new home for local incubator mHUB. The non-profit company themselves is behind the efforts, and while no architect has been revealed for the project, a few renderings have also been revealed.

Demo Permits Issued for 1825 W School Street in North Center

Demolition permits have been issued for 1825 W School Street in North Center. The permit owner is listed as School View LLC. The permit allows for the removal of the existing two-story frame residence. The site has RS-3 zoning with no indication of a change of use.

Plan Commission Approves Affordable Mixed-Use Development At 4715 N Western Avenue In Lincoln Square

The Chicago Plan Commission has approved updated plans for the mixed-use development at 4715 N Western Avenue and details revealed for the new CTA transit plaza in Lincoln Square. Located on the northeast corner with W Leland Avenue, the project received initial funding approval from the Community Development Commission last month including the sale of the city-owned parking lot it will replace. The proposed building is being led by developer The Community Builders who have teamed up with local firm DesignBridge known for working on other affordable projects in Chicago.

140 N Ashland Reaches Second Floor in Near West Side

Structural work has now begun on the second floor of 140 N Ashland Avenue, a 12-story mixed-use building rising in Near West Side. Under development by Marquette Companies, the new building will be integrated with an existing five-story brick building adjacent south, yielding a total of 210 apartments atop ground-level retail. The development will yield a minimum of 10 percent on-site affordable units, while it has yet to be determined if the remaining five percent will be on site or off.

New Permits Issued for 1714 North Washtenaw Avenue in West Town

A new permit was issued last week for the construction of a two-story residential construction located at 1714 North Washtenaw Avenue in the West Town neighborhood. The property is zoned as an R-5 construction allowing for two-flats and single-family homes. The permit’s owners have been listed as NSL Development this will be a two-flat construction with a basement. The building will also have a roof deck and rear decks on all levels, as well as a detached three-vehicle garage with its own rooftop deck.

5200 W Chicago Avenue Breaks Ground in Austin

Construction has broken ground for 5200 W Chicago Avenue in Austin. The Oak Park Regional Housing Center and Heartland Housing Alliance have partnered to breathe new life into the historic Laramie State Bank building. The building is part of a larger initiative known as INVEST South/West. The new measures hope to focus the resources of multiple city departments, as well as outside community organizations and corporate/philanthropic partners, toward 12 commercial corridors within 10 different south and west side neighborhoods.

Initial Details Revealed For Residential Conversion At 79 W Monroe Street In The Loop

Initial details have been revealed for the partial residential conversion of 79 W Monroe Street in The Loop. Located on the southeast corner with S Clark Street across the street from the famed Chase Tower and its plaza, the vintage building is one of the first projects within that may tap into funds from the recently announced LaSalle Street Reimagined initiative. Still in its early planning phases, the project comes to us from locally-based R2 Companies, who led the efforts for the Salt Shed, and a European family advised by investment firm Foursee.

The property has a zoning of RT-4 allowing for two-flats, townhouses, low-density apartment buildings, and single-family homes. The permit’s owners have been listed as Hej Enterprises and plans indicate this will be a two-flat construction with three dwelling units and a finished basement. The building will have rear decks on all levels and three parking spaces on a concrete pad. The construction will replace a vacant lot.
