Initial details have been revealed for the residential development at 7015 N Sheridan Road in Rogers Park. Located just south of the intersection with W Greenleaf Avenue, the site sits near Loyola Park and just north of the university itself. The proposal developer and architect are yet to be disclosed, but the developer will be seeing to rezone the site from RT-4 to B2-3, or Neighborhood Mixed-Use District.
The roughly double Chicago lot measures 6,900 square-feet in size and spans 46-feet by 150-feet in size. Currently it is home to the only single-family home on the block and one of the few in the immediate area which is mostly made up of multi-story multi-family buildings. The two-story home spans 3,500 square-feet and itself was built in 1896 and was last sold in 2013 according to Redfin.
Plans for the property were revealed on the website for the 49th ward, detailing that the developer is seeking to build a five-story and over 50–foot tall structure on the site. This would contain 20-residential units though a layout breakdown is unknown. Of these four would be considered affordable and two would be considered accessible.
Future residents would also have access to 10-vehicle parking spaces as well as 20-bicycle space within the building. No further details have been revealed for the development, however a community meeting is set to happen today February 26th at 6pm. Locals can register to attend the meeting here. At the moment no timeline is known.
