A construction permit has been issued for a new three-unit residential building at 2637 N Emmett Street in Logan Square. Under the owner name 2635 N Emmett LLC, this three-story development is set to transform the site that was previously home to a single-family residential building built in 1890.
John C. Hanna of Hanna Architects is the architect of record, whose plans will consist of three residences, each equipped with a basement, a rear terrace with stairs at the first story, rear porch with stairs at the second and third stories, a rooftop deck, and a rooftop stair enclosure. The development also includes a detached garage that can accommodate three vehicles and will offer its own rooftop deck.
The property is located close to multiple transit options, including bus service for Routes 56, 76, and 82 all within close walking distance. For residents who prefer rail transit, the Blue Line at Logan Square stop is a three-minute walk away.
General contractor responsibilities have been assigned to the Panoptic Group, with the total construction cost estimated to be around $1,155,000. A completion date has yet to be announced.
