Two “complex demolition” permits issued by the city on July 29 allow redevelopment to begin for the former Vines on Clark sports bar at 3550 North Clark Street in Wrigleyville. Demolition fencing and a sidewalk canopy were already in place around the property, popular for its expansive beer garden, when the permits came through on July 29 for structures at 3550 and 3554 North Clark. M-5 Hauling LLC is named in both permits as the demolition contractor at a reported cost of $79,000.

The concrete foundation is now in the ground, marking the outline of the basement level for a new condo building at 1230 West Grace Street in Lake View’s Wrigleyville neighborhood. Waterproofing has been completed on the below-grade walls, and perimeter PVC lines have been installed around the structure, soon to be covered by backfill. Several vertical pipe stubs are already in place to connect sanitary and storm drainage systems as the building rises above grade.

Acting on a permit issued the third day of June, demolition is in progress for the redevelopment at 1230 West Grace Street in the Wrigleyville neighborhood. Brophy Excavation is on the job, and they must have gotten started immediately, because more than half of the building, which occupies three lots, is demolished, and there are already a couple dozen pallets of bricks ready to be hauled off for salvage. That early June demo permit cited a reported cost of almost $64,000.

A permit has been issued by the City of Chicago to transform an 1890s masonry three-unit residence a block west of Wrigley Field into a 15-unit building. With that issuance on June 3, 3651 North Wilton Avenue in Wrigleyville can now add a fourth floor atop the existing building and erect a four-story addition in the side yard to the south as it expands with the additional 12 residences. Filed as new construction rather than a renovation or alteration, the permit comes through with a reported cost of $9.5 million.
