Wrigleyville

A permit has been issued by the City of Chicago to transform an 1890s masonry three-unit residence a block west of Wrigley Field into a 15-unit building. With that issuance on June 3, 3651 North Wilton Avenue in Wrigleyville can now add a fourth floor atop the existing building and erect a four-story addition in the side yard to the south as it expands with the additional 12 residences. Filed as new construction rather than a renovation or alteration, the permit comes through with a reported cost of $9.5 million.

The three-building campus formerly home to House of the Good Shepherd is in the process of being torn down, as the Chicago Cubs look to expand their “Camry” parking lot on West Grace Street just north of Wrigley Field. House of the Good Shepherd called the site home from 1907 into the 2020s, tearing down the original buildings and erecting new ones in the mid-1970s. The Cubs purchased the property in 2024.

With the issuance of a new construction permit on the 6th of May, a two-story masonry residential building on West Grace Street in Wrigleyville will soon give way to a condominium development. Bresani LLC of Winnetka pulled a permit for four condos at 1234 West Grace Street just 34 days after its application start date of April 2, and it comes with a reported cost of $785,000.

A three-flat masonry construction residential building has topped out at 3721 North Kenmore Avenue in Wrigleyville. At the front of the building, brickwork looks mostly completed, while sets of three window openings on each level await glass installation. Bricks have been laid at the rear of the homes as well, with gaping holes where porches and doors will be.
