A demolition permit was issued Wednesday, April 23 for 3633 North Sheffield Avenue in Wrigleyville, the second of three buildings beyond the right-field wall of Wrigley Field to be torn down for redevelopment. 3631 and 3627 North Sheffield are also being razed, with only rubble remaining of 3631, the middle building of the three. A permit for the third razing has yet to be issued, while 3631 North Sheffield. the “Torco Building,” got one on February 25.

Wrigley Baseball Group LLC, which is not affiliated with Chicago Cubs ownership, purchased 3633 and 3627 North Sheffield in 2012, according to Crain’s Chicago Business. They are replacing the three structures with a five-story, 29-unit residential building designed for them by DXU Architects. While the demolitions and new design aren’t a home run with everybody, a pickleball court atop the new structure will continue the sports theme on this block of Sheffield.

3631 North Sheffield was built in the late 1890s or very early 1900s. For years, it served as the home of the Lakeview Baseball Club. Its rooftop bleachers offered customers views into Wrigley Field for baseball games, concerts, and other events until an oversized video board was mounted immediately behind the right-field bleachers, obstructing the view.

Precision Excavation is named in the permit as the demolition contractor, a duty they performed on the first building and are expected to do when the time comes for 3627 North Sheffield as well. The cost for the work on this permit is a reported $50,000, the same figure noted for the first demolition.
