Initial caisson permits have been approved for the mixed-use development at 193 N Columbus Drive in Lakeshore East. Located just north of the Blue Cross Blue Shield tower and commonly known as Parcel O, the project is finally moving forward after a multi-year delay. Led by developer Parcel O LLC, as a stand-in for Magellan Development Group, the proposal is being designed by local firm bKL Architecture whose offices are right next door.
Coming in fourth place in our 2023 countdown is the mixed-use development at 1114 W Carroll Avenue in Fulton Market. Located on the intersection with N May Street, the building replaces an empty lot as part of a two-structure project which is part of the Fulton Park Campus. Both buildings are being developed by Texas-based Trammell Crow who also built Fulton Labs nearby.
Initial details have been revealed for the residential conversion of 201 E Delaware Place in Streeterville. Located on the corner with N Mies Van Der Rohe Way directly behind the John Hancock Center, the building was formerly the home of the Raffaello Hotel and most recently the Gale Hotel. The conversion is being proposed by a venture led by Florida-based Pebb Capital.
Taking the sixth place in this year’s countdown is the RIU Plaza Hotel Chicago at 150 E Ontario Street in Streeterville. Located just east of the intersection with N Michigan Avenue, the project came in ninth place in last year’s countdown as it replaced an empty lot. Developer The Prime Group worked with local architecture firm Lucien LaGrange Studio on the hotel which will be operated by Spain-based RIU Hotels.
The Chicago City Council has approved the rezoning for mixed-use redevelopment of 167 N Racine Avenue in the West Loop. Sitting mid-block between W Randolph Street and W Lake Street, the project will add two floors to the existing structures with added residential. The proposal is being led by Marduk Management with SPACE Architects + Planners working on the design.
