Adaptive Reuse Underway at Bridgeview Bank Building in Uptown

Both interior and exterior work is currently underway for the adaptive reuse of the 13-story Bridgeview Bank Building, located at 4753 N Broadway Avenue in Uptown. Previously known as the Sheridan Bank and Trust Building, the classically-styled structure was initially built at eight stories in 1925 before four additional floors were constructed in 1928. In 2007, the structure received landmark designation, before it was bought by Cedar St. Companies for $19 million in 2019.

Renovation Permits Issued for 7215 S Ridgeland Avenue in South Shore

This week, renovation permits were issued to an existing two-story masonry building located at 7215 S Ridgeland Avenue in South Shore. The occupying owner Kim Russell plans to add a third unit to the basement portion, while also refurbishing the rest of the building. Other improvements include new drywall, new finishes and interior alterations, a replacement of the rear porch, and upgrades to the mechanical, electrical, and plumbing systems.

Gild Apartment Building Passes Eighth Floor in Gold Coast

Structural work has reached the third floor of a 12-story mixed-use building known as “Gild,” developed by Newcastle Limited at 1210 N State Parkway. Harkening to the surrounding Gold Coast neighborhood, the building will comprise of 89 residences atop 18,000 square feet of retail.

Permits Issued for 6213 S St. Lawrence Avenue in West Woodlawn

Construction permits were recently issued for a two-story residential building at 6213 S St. Lawrence Avenue in West Woodlawn. The filing shows Greenline Development Inc as the listed owner of the project, which will come with two units, a basement, and a detached two-car garage. This new pair of structures will replace a formerly vacant grass plot that was zoned for RM-5.

Demolition Complete for Uptown’s 4601 N Broadway

Since YIMBY’s last update, demolition has fully wrapped up at the site of a planned nine-story building planned by John Buck Company and Free Market Ventures in Uptown. Located at 4601 N Broadway Street, the mixed-use building is set to house 12,000 square feet of ground-level retail, with 200 apartments on the upper floors. Located at the corner of Broadway and Wilson, the site was previously occupied by a one-story masonry commercial building.

Permits Issued for Mixed-Use Development at 920 E 43rd Street in Oakland

Full construction permits have now been filed for 920 E 43rd Street, where developer DOM Properties Investment is planning a four-story mixed-use building. The Oakland development will house 33 total residential units atop 3,800 square feet of retail space. The residences will range from one-bedroom up to three-bedroom layouts.

Facade Takes Shape at 1400 Monroe in West Loop

Brickwork is progressing rapidly at 1400 W Monroe Street, a seven-story condominium mid-rise underway near the southwest corner of West Loop. Dubbed “1400 Monroe” and planned by JK Equities, the residential project will yield a total of 42 residences, ranging from two- to four-bedroom units. These listings begin at approximately $800,000 for a one-bedroom, $1 million for a two-bedroom, and $2.5 million for a four-bedroom penthouse.

Site Prep Kicks Off for 410 S Wabash Avenue in The Loop

Work has officially broken ground at 410 S Wabash Avenue in The Loop, where developer LMC has planned a 25-story mixed-use tower. The project is set to yield 8,000 square feet of ground-level retail and 344 apartments on the upper floors. These units will be divided into 220 studios, 60 one-bedrooms, 61 two-bedrooms, and three three-bedrooms.

Plans Revealed for Mixed-Use Development at 2913 W Belmont Avenue in Avondale

Plans have been revealed for a proposed mixed-use development at 2913 W Belmont Avenue in Avondale. Currently occupied by a single-family home, the property is located midblock between N Richmond Street and N Francisco Avenue fronting W Belmont Avenue. James Noonan of Castle Masonry Incorporated is the developer behind the proposal.

Demolition Permits Issued for 2033 N Albany Avenue in Palmer Square

Demolition permits have been issued for a three-story residential building located at Palmer Square‘s 2033 N Albany Avenue. The structure is set back from the street, and owned by MK Builders & Construction. While the owner’s plans have not yet been published, the property is zoned under RS-3, which allows for single family residences and two-flats. RS-3 also permits a floor area ratio of 0.9, whereby any new building may have up to 90 percent of the square footage of the containing lot. As of now, it is unknown if the owner will seek a zoning change for allow for more density.
