Southbridge Phase One Tops Out in Near South Side

Work has topped out for two six-story mixed-use buildings at 2310 S State Street and 2344 S State Street in Near South Side. These new structures mark the first phase of a larger development known as Southbridge, which is being developed by McCaffrey and The Community Builders. The current phase will house a mix of retail and 206 apartments, with both market-rate and affordable offerings available. Residents will also have access to various amenity spaces, including an exercise room, a community dining area, and a series of terraces.

Permits Issued for 2420 W Grand Avenue in West Town

Full construction permits have been issued for a four-story mixed-use building located at 2420 W Grand Avenue in the southwest corner of West Town. Planned by Comet Development, the new building will house retail at ground level and 28 residential units above. Other features include a rooftop deck, a parking garage with 29 spaces, and an additional 12 spaces outside. The project is set to replace a single-story masonry commercial garage, whose demolition permits were issued last month.

Permits Issued for 4149 S Cottage Grove Avenue in Bronzeville

Construction permits have been issued for a four-story mixed-use development at 4149 S Cottage Grove Avenue, near the eastern edge of Bronzeville. D.O.M. Properties is the filing owner, who plans 48 total units with two retail spaces. Parking will be split into 27 interior parking spaces and 23 exterior spaces. The new project will replace a currently vacant grass lot.

City Council Approves Mixed-Use Development for Westhaven Park IID in Near West Side

The Chicago City Council has fully approved a mixed-use development for Westhaven Park Phase IID in Near West Side. Located at 1959 W Lake Street, the project site fronts N Damen Avenue spanning from W Lake Street to W Maypole Avenue. The property is located adjacent to the CTA Green Line tracks where a new Damen station is expected. Brinshore Development and The Michaels Organization are the developers behind the proposal.

Exterior Work Surpasses Halfway Mark for 2755 N Milwaukee Avenue in Logan Square

Facade work is well underway for a six-story mixed-use building at 2755 N Milwaukee Avenue in Logan Square. Under development by R.P. Fox & Associates, the new building will offer four ground-level retail units and 60 apartments on the second through sixth floors. Previously, the site was occupied by a single-story bakery and surrounding parking lot.

Permits Issued for 623 E 60th Street in West Woodlawn

Construction permits have been issued for a three-story residential project located at 623 E 60th Street in West Woodlawn. JPK Investments, LLC is the filing owner, whose plans comprise of six total dwellings and a six-car detached garage. Other features will include a trash enclosure and a pair of wood and iron fences. The new development will replace a vacant grass parcel.

Permits Issued for 4336 S Vincennes Avenue in Grand Boulevard

Construction permits have been issued for a four-story residential building at 4336 S Vincennes Avenue in Grand Boulevard. Walton Street Builders is the listed owner, with plans for eight total units as well as a detached masonry garage for four vehicles. The development will replace a currently vacant grass lot.

Construction Rises Above Grade at 2820 W Lyndale Street in Palmer Square

Construction is now above grade for a three-story residential building at 2820 W Lyndale Street in Palmer Square. The developer 2820 Lyndale Real Estate LLC has planned seven residential units and seven open-air parking spaces. Other building features include a rooftop penthouse enclosure and deck, terraces on the first and second floors on the south side, and terraces along all three floors on the east side. The project is set to replace two frame single-family residences and a surrounding vacant area.

Permits Issued for 856 N Campbell Avenue in West Town

Construction permits were issued this week for a three-story residential building located at 856 N Campbell Avenue in West Town. The listed owner is 3219 N Elston LLC, with the permit’s filing description indicating three total units. Plans also consist of a rooftop deck and stair enclosure, as well as a rear deck along the first, second, and third floors. Parking will allow for a three-car garage with a separate rooftop deck on top. The new development and garage will replace a former single-story masonry residence and garage.

Exterior Walls Complete for Emmett Street Apartments in Logan Square

Structural work is complete on Emmett Street Apartments, a seven-story mixed-use building at 2614 N Emmett Street in Logan Square. The lot was previously owned by the city and occupied by a parking lot.
