Dual demolition permits have been issued for two adjacent multi-unit buildings located at 2454-56 W Ainslie Street in Lincoln Square. Both permits list Eamon Gibbons as the owner, whose plans for the properties have not yet been published. However, both parcels are zoned for RS-3 Residential Single-Unit District, which allows for detached single family homes and two-flats. This designation also allows for a floor area ratio of 0.9, by which any new building’s square footage may not exceed 90 percent that of the lot itself.
Renovation permits have been issued for an existing three-story masonry building at 2435 S Leavitt Street in Lower West Side’s Heart of Chicago neighborhood. Filed under the owner Bader Leavitt LLC, the mixed-use structure will be converted to house nine residential units and will include a new metal porch and stairs.
Structural work has reached the fourth floor for 949 W Dakin Street, a seven-story mixed-use project planned by Draper & Kramer and located in Lake View. Programming will consist of 13,000 square feet of commercial space at ground level, divided into 1,300- and 2,200-square-foot units. The six upper floors will house a total of 120 apartments, 108 of which will be single bedrooms and the remaining 12 as two-bedrooms.
Zoning has been approved for a proposed mixed-use development located at 1800 W Berenice Avenue in North Center. Located on the site of an existing one-story industrial building, the project is on a corner lot at the intersection of N Ravenswood Avenue and W Berenice Avenue. Landrosh Development is the developer behind the proposal.
