Updated details have been revealed for one of the next phases of the Lincoln Yards mega-development near Goose Island. As work wrapped up on Ally at 1229 W Concord late last year, developer Sterling Bay has shifted its originally announced phasing plan on the HPA and Gensler designed proposal. The change is most likely due to a changing economy and thus brings the two mixed-use structures at the D2 and D3 riverfront parcels just north of Ally to the forefront. While parcels D1 and the market place were set to be delivered prior, no movement has been seen on those, a more detailed breakdown can be found here.
Construction has now risen past the third floor of 3035 N Sheffield Avenue, a four-story condominium building in Lake View. The developer, Property People, has planned for three for-sale units across the building’s 6500 square feet of floor space. Units will be priced between $775,000 for a single-level unit and $1.3 million for one of the two duplexes.
A groundbreaking has been held for the affordable housing project at 401 N Monticello Avenue in East Garfield Park. Dubbed the Conservatory Apartments, the structure will be located just north of the train tracks and the namesake Garfield Park Conservatory. It is replacing a vacant surface parking lot once used by the now closed Laura Ward Elementary School directly across the street. The project is being led by the Interfaith Housing Development Corporation (IHDC) and was designed by Michigan-based HED Architecture.
The Chicago City Council has approved the mixed-use development at 835 W Addison Street in Lakeview East. Located just west of the intersection with N Halsted Street directly across the street from the Chicago Police Department building, the new structure will replace brick-clad Lakeview Lutheran Church currently occupying the site. A collaboration between the church itself and the Over The Rainbow Association are developing the project which is being designed by local architecture firm Weese Langley Weese.
Updated plans have been revealed for the mixed-use development at 1338 W Lake Street in the West Loop. Originally announced via a zoning application in September 2022, the new structure will be located on the northeast corner with N Ada Street bound by the CTA tracks to the south while replacing a multi-story industrial structure currently occupying the lot. Developer Cedar Street Companies is working with local architecture firm SCB on its design located on the western edge of the expanding neighborhood.
