A permit was approved yesterday for a new two-story residential building at 1738 W 17th Street in the Lower West Side neighborhood. We previously reported on the neighboring property which is also owned by Cornel Contac. Both projects are planned to have three total dwelling units each with finished basements, rooftop decks, and enclosed stairs with rear porches. Per plans, the project will also feature a parking pad. The planned structure will replace an existing building.

The new construction is slated as a three-dwelling masonry building with a basement and a rear open deck with a connecting porch. Plans also indicate the presence of a detached three-car garage with its own roof deck. Located on the southeast corner with N Elizabeth Street, the industrial-inspired high-rise comes to us from developer Sterling Bay and is designed by local firm Hartshorne Plunkard Architecture with a gridded steel facade taking cues from the meat-packing past of the district like many other surrounding buildings.
