Construction permit issued for 4529 North Western Avenue, with demolitions to come

While two Lincoln Square buildings await demolition, a new construction permit has been issued by the City of Chicago for a residential development at 4531 North Western Avenue. Assigned to the address of 4529 North Western, the permit came through on August 20, and it allows the entity of Western Front LLC in Buffalo Grove to build an eight-unit development spanning three city lots in total, from 4527 through 4531 mid-block on Western Ave.

City Council Approves Residential Structure Across From Wrigley Field

The Chicago City Council has approved the residential development at 3627 N Sheffield Avenue in Wrigleyville. Sitting across the street from famed Wrigley Field, the project has gained notoriety with locals as it is set to replace three existing homes of which some were home to Wrigley Rooftops. The project is being developed by Wrigley Baseball Group LLC.

Demolition complete, foundation work underway, at 707 West Briar Place

Demolition of a greystone multi-unit residence at 707 West Briar Place in Lake View has wrapped, yielding the way to foundation work for a new four-story with basement condominium development. Developed and built by Ronan Construction, the building will hold six condos, topped by a roof deck. There will not be a detached garage, but six outdoor parking spaces will be available to condo owners. Michael Cox & Associates is the architect listed on the new construction permit, issued January 26 of this year.

New construction permit issued 2702 North Greenview Avenue

Permit issued to build three-story residential building on side yard in Lincoln Park

The City of Chicago has issued a new construction permit for the property at 2702 North Greenview Avenue in Lincoln Park. The space currently is a greenery-filled side yard, likely belonging to the home next door at 2700 North Greenview before the empty lot was sold, with a concrete slab for parking still at the rear of the property. There are no permits for this address in the Chicago Data Portal dating back to 2006, so it looks like this lot has been empty for a good while. There is also no indication to date that the home at 2700 will be demolished as part of this development.

Details Revealed For New Tower At 1060 W Van Buren Street In West Loop

Full details have been revealed for the residential development at 1060 W Van Buren Street in the West Loop. Located on the corner with S Aberdeen Street, the project will redevelop an existing lofts building and replace the adjacent parking lot with a high-rise. This proposal is being led by F&F Realty Partners with architecture firm FitzGerald working on its design.

Full building permit issued for 400 Lake Shore North Tower in Streeterville

The City of Chicago issued a full building permit on August 6 to allow the 400 Lake Shore North Tower to continue construction through full height. The 72-story residential skyscraper from Related Midwest can now maintain progress unabated in Streeterville, as the concrete core continues its rise above the old Chicago Spire Cofferdam, and the replacement ramp from Lake Shore Drive takes form. There is also an incredible amount of excavation still ongoing at the site.

Hollander Building Redevelopment Approved By City Council In Logan Square

The Chicago City Council has approved the mixed-use redevelopment of the Hollander Building at 2422 N Milwaukee Avenue in Logan Square. Located on the intersection with W Fullerton Avenue, the development will replace a parking lot and adjacent one-story structure. Efforts for the project are being led by GW Properties with architecture firm NORR working on its design.

New construction permit issued for newly-demolished site at 2635 North Bosworth

2633 North Bosworth Avenue demolition is almost complete, clearing the way for a new residential construction project in Lincoln Park. Assigned to the address of 2635 North Bosworth, the new building will contain three condominium units within a three-story with basement structure. The new permit was issued August 12, 2024.

400 North Elizabeth reduced to rubble; 33-story apartment tower on the way

Atlas Industries has most of the demolition work done at 400 North Elizabeth Street in the Fulton Market District, with little else left to do but clear rubble from the site. Two buildings on this property have now been torn down, with 400 North Elizabeth receiving a demo permit on June 6 of this year, and 401 West Ogden getting its walking papers on June 24. Coming soon will be a 33-story residential tower from Weldon Development Group and Mark Goodman & Associates, followed shortly thereafter by a 31-story building.

City Council Approves Mixed-Use Development In Motor Row

The Chicago City Council has approved the mixed-use development at 2328 S Michigan Avenue in Motor Row. Set to rise near E 23rd Street, the project includes a mid-rise and will bring much needed density to an area which has struggled to grow in recent years. The proposal is being led by local developer Fern Hill who is also working on Old Town Canvas.
