The first of a pair of three-flat permit have been issued by the city for a vacant lot on North Menard Avenue in Austin. On October 9, 30 North Menard received permission for three stories and three units, with the permit showing an application date of May 21 and a reported cost of $450,000.

The Vanderbilt Group LLC of Oak Park is the building’s developer and general contractor. The homes are designed by Kathryn Shabaz Obrien. They have a second permit pending in the Chicago Data Portal as of May 27 for 28 North Menard that is identical to the first. Both call for a parking pad and fencing, though the number of spaces is not mentioned.

30 North Menard is located one block north of CTA bus stops for Route 20 at Madison Street. Three blocks west at Austin Boulevard, the Route 91 and the 315 Pace bus make stops. Three blocks to the east are stops for Route 85 buses at Central Avenue. Two Green Line platforms, Central and Austin, are available within a five-block walk northward.
