Excavation is underway for a five-story, ten-unit residential building at 2206 West Lawrence Avenue in the Ravenswood neighborhood. Piles of sand and soil have built up at the back of the construction site as Longford Construction gets set to begin the foundation.

A $2 million permit was issued here on June 30, but the site remained inactive until September. The subject parcel lies just west of the intersection with North Leavitt Street, between the newly-opened Sushi Loop restaurant to the east and the 2212 Lawrence condominiums to its west, and had long been vacant. Stoneberg + Gross Architects designed the new plans. A drawing on their website indicates inset balconies and a rooftop parapet and deck, with the residential entrance located at the front left corner of the building, facing Lawrence Avenue.

The permit calls for a three-car attached garage and five parking spaces under a carport for a total of eight spaces, all presumably accessed from the rear alley off Leavitt Street. The elevator building will be fully sprinklered. It is anticipated the units will be for-sale condos. Longford is both the developer and the general contractor.

Residents of 2206 West Lawrence will find access to the CTA’s Route 81 bus right outside their doors at Lawrence and Leavitt. For north-south travel, a two-block walk east to Damen Avenue leads to Route 50 buses, with the Damen Brown Line elevated train platform one block south from there. A two-block walk west to Western Avenue leads to stops for Route 11, 49, 49B, and X49 buses, while the Western Brown Line platform is one more block away to the south. Each of those Brown Line stations are within half a mile of home.

  1. One of the last true “infill” sites, so many years after Lawrence was re-configured. (Thought it would happen much quicker). There’s still a lot of untapped potential along this stretch of Lawrence (which parallels the Brown Line less than two blocks south, and intersects the Metra UP North at a gleaming new station. But a lot of it is unfortunately placed government buildings with large surface lots. (IDES, Post Office, Social Security Administration, etc.). Those just suck all energy/vitality from the street. Wish the federal/state government would sell and consolidate offices/parking in a less transit-dense location.
