Foundation work is underway for the condominium development at 2237 West Roscoe Street in the Roscoe Village neighborhood. Lots of concrete occupies the construction site as developer and general contractor Garner Development works on the basement level.

Garner Development of North Park is erecting a four-story, six-unit building on the southwest corner of Roscoe Street and Bell Avenue. Designed by Raffi Arzoumanian of a+c Architects, the for-sale condominiums will be four- and five-bedroom units. While the permit does not specify the number of spaces, a website already created for 2237 Roscoe calls for garage parking at ground level, and there are hints of an allocation of two spaces per condo. As yet, no floor plans have been made publicly available for the building. Signage on site indicates three of the six homes are already under contract.

The developer’s project page and permit information both acknowledge outdoor rooftop space in the form of private walkout terraces. A rendering of the building shows no balconies facing Bell Avenue or Roscoe Street, but does not include an image of the south and west façades, where the terraces may be located.
The Garner Development website indicates a planned completion in fall 2026, while the 2237 Roscoe website shows condo prices ranging from $1.5 million to $2.5 million.

Route 49 buses are available two blocks west at Western Avenue. Route 152 buses make stops two blocks north at Addison and Leavitt Streets, while the Route 77 bus, also running east-west, runs two blocks south along Belmont Avenue. The 152 Addison bus can be used to connect with the Addison Blue Line train to O’Hare to the west, or the Addison Brown Line and Red Line platforms to the east.

Nice project for Roscoe Village. That stretch of Roscoe St has some cool restaurants and a local bookstore.
