Exterior Work Nears Completion At 3914 North Lincoln In North Center

Exterior completion of the residential project at 3914 North Lincoln Avenue is in sight, as developer and general contractor Longford Design + Construction continues their work in North Center. The project has been topped out for a couple months now, and brick work and glass is mostly in place. Sidewalk canopies have been removed from the construction site, revealing ground-level commercial spaces that look nearly ready for tenants.

A permit for residential construction has been issued for the property at 3051 West Irving Park Road in the Irving Park Neighborhood. Developer Carr Real Estate Investments will build a four-story, three-unit structure on the site, which lies near the corner with Albany Avenue. The permit’s application was filed back in December 2023, and was issued on March 18. It names JEK Development LLC as the general contractor, with a reported construction cost of $750,000.

10121 South Avenue M reconstruction permit granted

Permit Issued To Reconstruct Fire-Damaged Home In East Side

A permit has been issued by the City of Chicago that will allow the owner of a fire-damaged building in East Side to begin reconstruction. Located at 10121 South Avenue M, the original two-story frame building burned last summer; an emergency demolition permit was issued on August 15 to remove what remained. McDonagh Demolition was contracted to do the teardown.

Work At Grade Level Continues At 455 North Carpenter In West Town

Progress continues on the first-floor parking level at 455 North Carpenter Street in West Town, the future 72-unit residential building from Range Group. The ground floor will include 33 parking spaces, the residential lobby, lots of bicycle storage, and a single retail space. The L-shaped structure replaces the former Allied Valve Industries building demolished this past fall from the southeast corner of Carpenter Street and Grand Avenue.

The demolition we just learned about at 2224 West Grand Avenue now has the new construction permit to go with it. Once the former Rainbow Art Co. building is removed from the site, 2234 West Grand is allowed to begin, bringing a four-story, 12-unit residential project to West Town. Panoptic Group is both the developer and the general contractor for the project.

The City of Chicago has issued a new construction permit for a three-story with basement, three-unit residential building at 1029 North Winchester Avenue in East Village. An application was filed for the new development on February 14, and the permit was issued March 12. Schiller Development Incorporated is named as the developer and general contractor, with an estimated build cost of $1.24 million.

Harvest Homes II Apartments is located at 3456 W 5th Avenue on the corner with S Homan Avenue within East Garfield Park, sitting just east of the project’s multi-building first phase completed in 2017.

Framing work is visible for the second-level dwelling units, as the interior keeps pace with work on the building’s shell. Mo2 Properties is the developer, delivering 34 units in a five-story with basement structure.

Located on the corner with W Hubbard Street next to the existing Metra tracks near Fulton Market, the proposal will replace a large vacant lot used as a parking lot. The project is being led by Diplomat Owner LLC.
