A unique Chicago residence will be replaced with the issuance of a new construction permit for 721 North Hamlin Avenue in Humboldt Park. That means a trendy tiny house at that location, depicted in Google Street View images, will have to be demolished or moved.

The new permit was issued on July 23rd, and it calls for a two-story plus basement, three-unit residence. A detached two-car garage will be added at the alley at the rear of the property, to be accompanied by a single surface parking space. GT Alternatives of Lincoln Park is named as the developer and general contractor, with Peter Sterniuk listed as the architect of record. The permit cites a reported cost of $350,000.
One of a row of two-story masonry residential buildings previously occupied the site until it was permitted for demolition in December 2012. The current improvement is described on real estate sites as “a six-bedroom, 1-bathroom residential single family home built in 2014 sitting on a 0.081 acre lot located at 721 N Hamlin Ave, Chicago, IL 60624. It last sold in 2006 for $236,000 with 246 sq ft of living space.” Obviously, that can’t all be true. The tiny house certainly looks to be 246 square feet, and is described elsewhere as a one-bedroom, one-bathroom single-family residence. Google photos back up its erection in 2014, while the 2006 sale information must apply to the structure demolished in 2012.

No building permit for the tiny house appears in the Chicago Data Portal. It isn’t clear if a demolition permit will be required before construction can begin, or if the home can simply be relocated to another property.
Residents of 721 North Hamlin will live within a block’s walk of east-west bus service via the CTA’s Route 66 Chicago Avenue bus line. Route 53 buses run north-south four blocks west at Pulaski Road. Conservatory-Central Park Drive and Pulaski Green Line elevated train stations are each located within a mile’s walk, with the Route 53 bus providing a connection to the Pulaski platform.
