Alderwoman Approves Residential Development At 936 W Leland Avenue In Uptown

Updated details and alderman approval have been revealed for the residential at 936 W Leland Avenue in Uptown. Sitting near the intersection with N Sheridan Avenue, we initially covered its announcement earlier this year as it prepares to replace a vacant lot. The current property owner is leading the development efforts.

Made up of four city lots, the plot has sat vacant for over ten years with the developer purchasing the full site in 2018 for $1.4 million. Now after a few years of trying to get a project off the ground, the original proposal was revealed in January with Alderwoman Angela Clay withholding her approval.

Since then it has slightly grown in density, still set to rise five stories and around 60 feet in height. Occupying the entirety of the 10,368-square-foot site will be the rectangular structure with ground-floor lobby, six vehicle parking spots off of the rear alley and 32 bike parking spaces. Residents will also share a rooftop deck.

Inside will now be 32 residential units made up of one-, two-, and three-bedroom layouts, this is an increase from the original 30. Also increasing is the amount of affordable units, now up to six from the originally announced three. Market rate rents for the apartments will range from $1,750 to $4,000 per month.

Clad in a white finish with black trimmed windows, select units will include private inset balconies. With the aforementioned changes, the proposal has now received approval from the alderwoman and can move forward with zoning approval from the city. At the moment no timeline has been announced.

    Why would this possibly need a zoning change with all the buildings around it taller than this? We need a mayor who up zones everything logically instead of wasting time and giving privilege to these aldermen. This is insane.
