Construction has topped out and exterior work edges closer to completion on the residential development at 3015 North Southport Avenue in Lake View. The five-story building has reached full height, and vast majority of the brickwork appears to be done. The next project milestone might be adding windows to the exterior.

The entity Advent Properties, LLC-3066 is the developer here, according to the full building permit issued in September 2024. They filed an application on June 27, and it came through with a reported construction cost of an even $2 million. Archway Builders of Northbrook is listed as the general contractor. The Hanna Architects design includes balconies in front and at the rear, with a seven-car garage on the ground floor topped by a partial roof deck. There will be seven units in the building, expected to be for-sale condominiums. So far, the condos do not appear to have real estate listings.

3015 North Southport Avenue is within a two-block walk of CTA bus service via Route 9 at Ashland Avenue. An equidistant walk north leads to east-west service via Route 77 at Belmont Avenue. The nearest elevated train is the Wellington Brown Line platform, about five blocks to the east.

Could this building be any uglier design? That blank cinder block wall on Southport is awful and that awkward gable. The blocks are such poorly laid uneven joints and visible exposed plastic joint along the spandrels.
