A permit has been issued by the City of Chicago to erect a four-story, six-unit residential building at 1345 West Grand Avenue in West Town. EZMB LLC applied for the permit on March 1st, and it came through on May 6th with a reported $2.95 million construction cost. EZMB will handle the general contracting duties themselves.

The permit allows for office space and a six-car garage on the first floor of the structure. The three upper floors will have decks and/or balconies at both the front and the rear. A roof deck, stair enclosure, and elevator overrun will be located atop the fourth floor. Permission will be granted for the elevator on a future permit. Hanna Architects designed the building.

Real estate records indicate the previous residence, addresses as 1347 West Grand, was built in 1878 and sold to the developer for $900,000 in 2024. It was permitted for demolition on October 31st, with Builder Luxury of WIllowbrook contracted for the tear down.

1345 West Grand is less than a full block from stops for Route 65 Grand buses. A three-block walks west leads to stops for Route 9 and X9 running north and south along Ashland Avenue. The closest rail transit is the Chicago Blue line subway station half a mile northeast, but the Grand Blue Line, about three-quarters of a mile east, can be reached on the Route 65 bus to eliminate walking time.
