The anticipated construction of a new residential building at 1101 West Argyle Street in Uptown can begin forthwith, as a permit has been issued by the City of Chicago. Located on the southwest corner of Argyle and Winthrop Avenue, the five-story, 16-unit development takes the place of the old Hoa Nam grocery store, which was demolished two summers ago after receiving a demolition permit in July 2023.

The permit for the new build was issued to property owner Paul Tsang on May 8, following its application on October 22, 2024. Compass Architecture is behind the new design, and MPI Contracting will carry out general contractor duties. There will be eight parking stalls and retail space on the first floor, with the dwelling units occupying the upper levels. The permit calls for suspended balconies at the rear of the building, while Compass renderings from 2023 show inset balconies at the front of the structure as well. While the permit specifies this as a five-story building, those rendering portray a partial sixth level. The reported cost of construction is an even $5,000,000.

Access to the CTA’s Route 36 bus can be found one block west on Broadway, and Route 151 buses make stops two blocks east at Sheridan Road. There are Divvy bike racks very close to both bus access points.

The design is god awful, but that stretch really needs a boost so this is hopeful.
That strip doesn’t necessarily need new buildings. The last one was fine. It just needs people to purposfully spend their money with local businesses. I don’t understand why so many claim to want to see that street “improve,” yet they don’t actually spend money there… not saying you’re one of them. Just venting about it.
Looks like a cold stroage building. The front balconies and windows are terrible. The ground floor retail will be nicer than what was there before, but jeez cant they do better?
It’s called long term planning. In 100 years it will be converted into a cold storage building.

As an as-of-right development, no affordable units are required here. It is not clear at this time if the developer will still include any.
