Construction is now on the 15th floor of 300 N Michigan Avenue, a 47-story mixed-use skyscraper near the northeast corner of The Loop. Sterling Bay and Magellan Development Group have co-planned the 523-foot-tall tower, which will hold 25,000 square feet of retail, a 280-room citizenM hotel, and 289 apartments on the upper floors when complete.
Demolition permits have been issued for a two-story, multi-unit residential building located at 1942 N Oakley Avenue in Bucktown. Tilynn Bontrager is the listed owner for the property, which is currently zoned for RT-4. While it is currently unknown what the owner plans for the site, RT-4 will allow for a two-flat, a townhouse, a low-a density apartment building, or a single family home. The designation also permits a floor area ratio of up to 1.2, in which any new development’s square footage may be up to 20 percent more than the area of the lot itself. The maximum height for residential properties of this type is 38 feet.
Work has reached the second floor of a six-story mixed-use building at 61 W Erie Street in River North. Planned by LG Development Group, the building will house retail space on the ground floor and 28 units above. Seven of these units are studios, while the remaining will be larger live/work layouts.
Permits have been issued for a single-story commercial building located at 4437 W Armitage Avenue in Hermosa. Tom Sdralis is the listed owner, whose is planning both a tavern and liquor store within the same structure. Located at the corner of Armitage & Kenneth, the new development will replace an auto repair shop and an adjacent empty lot. An ordinance was passed by the Committee on Zoning, Landmarks and Building Standards in September 2020 allowing for work to proceed under the C1-1 Neighborhood Commercial District designation.
Photos show fencing and equipment in preparation for a new residential tower at 234 W Polk Street in South Loop. Known as The Reed, the tower will mark the next stage of a larger megadevelopment called Southbank. While the current prep work for The Reed is taking place further north from where its actual footprint will be, the work is still a critical first step for the development’s construction. Permits posted on-site show that Lendlease is sealing off old freight tunnels that run underneath the Southbank property, thereby allowing for foundation work to proceed on the tower site.
