Construction Reaches 15th Floor at 300 N Michigan Avenue in The Loop

Construction is now on the 15th floor of 300 N Michigan Avenue, a 47-story mixed-use skyscraper near the northeast corner of The Loop. Sterling Bay and Magellan Development Group have co-planned the 523-foot-tall tower, which will hold 25,000 square feet of retail, a 280-room citizenM hotel, and 289 apartments on the upper floors when complete.

The fourth floor will feature an amenity deck for the hotel, while a fitness center for both hotel guests and tenants will occupy the sixth. Residents will also have access to an amenity deck on the 46th floor, with terrace space looking out over the skyline, Millennium Park, and Lake Michigan.

bKL Architecture is behind the design of the edifice, with a base that will integrate an open glass curtain wall to provide a sense of transparency between the street and the retail space within. A series of V-shaped trusses will extend from this retail podium and support the above tower, giving the appearance that the hotel and retail floors are hovering over Michigan Avenue. The glass curtain wall facade of these remaining floors will vary in patterning depending on the interior programming.

Along with 22 parking spaces and 48 bike spaces, residents, guests, and shoppers will find various bus stops in the immediate vicinity. Service for Routes 3, 6, 20, 26, 66, 124, 143, 146, 147, 148, 151, 157, 850, 851, and 855 are all located at the adjacent intersection of Michigan & South Water. The CTA L also includes a variety of stations in the area, with the Brown, Green, Orange, Pink, and Purple Lines all available at State/Lake station via a five-minute walk southwest. Those looking to board Red Line trains will have access to Lake station, also a five-minute walk southwest. The Blue Line is slightly further, with service available via an eight-minute walk southwest to Washington station.

A range of interest points lie within the area, including Grant Park to the southeast, the Riverwalk a block north, and an array of retail and dining, particularly along Michigan Avenue in both north and south directions.

Linn-Mathes Inc. is the general contractor for the more than 400,000-square-foot project, with an opening date anticipated for 2022.
