Three-Story Commercial Building Coming to 1100 W Randolph Street in West Loop

A full construction permit has been issued for a new three-story mixed-use commercial building at 1100 W Randolph Street in Fulton Market District. L3 Capital has planned to deliver 30,000 square feet of new retail and office space, whose containing parcel stretches along Randolph Street in parallel with 160 N Aberdeen Street which is now under construction. L3 acquired this parcel in 2018, previously occupied by a masonry private family office building. As per the developer’s website, all three floors of the future structure are still available for lease, with planned retail on the first and second levels and office space on the third level.

Construction in Full Swing for 160 N Morgan Street in Fulton Market

Foundation work is making quick headway for 160 N Morgan Street, a 30-story apartment building gearing up to rise in Fulton Market. At 350 feet, the tower will be one of the taller structures to rise as West Loop‘s development boom gains momentum. Developed in partnership between Sterling Bay and Ascentris, plans for the structure include 282 rental units, occupied by two levels of retail at its base.

Superstructure Surpasses Sixth Level for 166 N Aberdeen in Fulton Market

Now six stories high, structural work continues its climb for 166 N Aberdeen Street, a 21-story residential development in West Loop’s Fulton Market. Set to rise 241 feet and planned by development firm Greystar, this tower is one of several new additions for this cycle that will transform the Randolph Street corridor.

Since YIMBY’s last update, additional rebar and concrete can be seen at 6 N Carpenter Street in West Loop, where developer ZSD plans for a six-story building with retail and 13 condominium residences. Having kicked off construction at the beginning of this year, the Madison + Carpenter development replaces four low-rise masonry buildings.

Excavation Underway for New Retail Addition at 44 E Walton Street in Near North Side

Excavation has begun for a two-story retail addition at the site of Near North Side‘s 44 E Walton Street, directly north of the recently completed Brunello Cucinelli retail addition under the same address. Situated near the center of the Rush & Division commercial area, the entrance will be along Walton’s cross street at 939 N Rush Street.

YIMBY Tours 800 Fulton in Fulton Market District

This week, Chicago YIMBY had the opportunity to tour the 19-story mixed-use development known as 800 Fulton, one of the largest and most recent additions to the growing West Loop skyline. Tour hosts Thor Equities, Stream Realty Partners, and project architect Skidmore Owings & Merrill (SOM) showcased the various common areas throughout the building’s 500,000 square feet. Having been co-planned by Thor Equities and Quadreal and built by Lendlease, the construction process for this $95 million development spanned between 2019 and 2021. Tenant build-outs are now underway, with multiple high-profile leases for companies like John Deere and Aspen Dental Management already locked in.

Construction wraps up for ‘Gild’ Development in Gold Coast

At the intersection of State Parkway and Division Street, final touches can be seen for the 12-story mixed-use building known as Gild. Developed by Newcastle Limited, this Gold Coast addition at 1210 N State Parkway features 18,000 square feet of retail and 89 apartments.

2215 N Halsted Street Reaches Third Floor in Lincoln Park

Construction has reached the third floor for a four-story condominium building at 2215 N Halsted Street in Lincoln Park. Prior to construction, the project site was occupied by a two-story brick building. Developed by 2215 Halsted Glascott FLP, the nearly completed replacement will include eight total residences, along with parking for 12 vehicles. Four of the spaces are to be housed within a detached garage, while the remaining spots will be located in an underground garage.
