Lawson House Renovation Secures 16th Place in Tallest Construction Countdown

Number 16 in Chicago YIMBY’s year-end countdown of tallest construction projects is the renovation of the 90-year-old Lawson House, located at 30 W Chicago Avenue. Situated in Near North Side directly across from JDL’s One Chicago megadevelopment, this 24-story edifice was originally designed by Perkins, Chatten & Hammond, and completed in 1931. Today, the Art Deco building holds a spot on the National Register of Historic Places, having until recently housed a YMCA.

The charcoal metal exterior is coming to fruition for a new five-story condominium building located at 15 N Elizabeth Street in West Loop. The project has been planned by a three-party coalition of developers, consisting of Ranquist Development Group, Jodi Development, and Campbell Coyle. Collectively, this partnership has been listed as 15 N Elizabeth LLC in planning documents and permits. Prior to construction, the site was occupied by two adjacent brownstones.

In 19th place in Chicago YIMBY’s year-end countdown is a 22-story mixed-use building at 513 S Damen Avenue in the Illinois Medical District. The 260,000-square-foot structure is rising rapidly, with its core now at the fifth floor. Ultimately, this new edifice will rise just over 242 feet to its architectural pinnacle, while offering 1,000 square feet of ground-level retail space and 279 rental units above.

166 N Aberdeen Street Places 20th in Chicago YIMBY’s Year-End Countdown

Coming in at spot number 20 in our year-end countdown of tallest construction projects is 166 N Aberdeen Street, a new mixed-use high rise near the western end of the Fulton Market District. Rising 241 feet to the top of its elevator overrun, the 21-story building has been planned by MCZ Development, and will provide ground-level retail and 224 total apartments. Replacing the now-demolished Fabbri Sausage Factory, the project recently broke ground and erected its tower crane.
