City Council Greenlights Nine-Story Affordable Housing Development in West Town

A 95-foot-tall high rise is coming to West Town, with City Council approving plans this week for a new affordable housing development at 1203 N California Avenue. Led by Hispanic Housing Development Corporation, the nine-story building at the southeast corner of Humboldt Park will contain 2,500 square feet of retail topped by 64 affordable rental dwellings. The site, currently an empty lot, originally had plans submitted under the Illinois Housing Development Authority.

In West Loop‘s Fulton Market District, the site of 1020 W Randolph Street is now undergoing preparation for a five-story mixed-use building. This boutique 69-foot-tall project is being developed by L3 Capital, whose planned programming will consist consists of ground-floor retail with 22,000 square feet of office space above. There will also be a sixth-level amenity area with a penthouse enclosure and a 2,000-square-foot terrace.

This past week, plans were disclosed for a new eight-story mixed-use building proposed for 629 W Lake Street in West Loop Gate. The project will be located at the corner of Lake & Desplaines, and will replace the Fast Track restaurant that currently occupies the site. Based on information provided by the office of Alderman Reilly, the developer behind the proposal has not yet been mentioned.

Under development by Novak Construction, this initial work will clear the way for a mixed-use transformation. Estimated to cost $90 million, this massive undertaking is another piece of a broader effort to enliven the six corners commercial node. Just across the street, work is progressing rapidly for a 10-story senior living and retail development known as Clarendale Six Corners.
