A second permit has been issued for a residential project at 6044 N Winthrop Avenue in the Edgewater neighborhood, replacing the existing surface parking lot. The property, under development by North Park Ventures, will be developed into a five-story structure providing both retail and residential spaces. The scope envisions 60,000 square feet of space, accommodating 64 residential units and 35 parking spaces.
The design from Kennedy Mann incorporates a dark brick facade with a grid-like pattern of windows. In contrast, the ground floor will feature a light-colored cladding, marked by a gray accent at the entrance.
The site is located near several bus routes, including CTA Routes 36, 136, 147, and 151. Additionally, the Thorndale and Granville stations on the CTA Red Line are within a five-minute walk.
The $7,500,000 project has been assigned to Quadrel Construction LLC, with the aim of completion by 2024.
