Facade work is nearing completion at The Study at University of Chicago, a 13-story hotel located at 1227 E 60th Street along the southern end of the University of Chicago campus.

Demolition Permits Issued for 2653 N Orchard Street in Lincoln Park

Demolition permits have been issued for a two-story frame residence located at 2653 N Orchard Street in Lincoln Park. Martin Sean Roman is the listed owner behind the multi-unit structure and detached frame garage. While the plans for the site are not currently known, it does fall under the RT-4 zoning district, which allows for two-flats, townhouses, low-density apartment buildings, and single family homes. RT-4 also permits a floor area ratio of 1.2, whereby any new development may have up to 1.2 times the floor area of the containing parcel. It is unclear if the owner will seek a zoning amendment for the property to allow for higher density.

Brick Cladding Begins for 1400 Monroe in West Loop

Brick installation has begun for JK Equities‘ 1400 Monroe, a seven-story condominium building located near the southwest corner of West Loop. The project addressed as 1404 W Monroe Street will yield 42 residences, ranging in size from 1,242 to 3,887 square feet. Prices will fall between $650,000 and $2.5 million.

Renovation Permits Issued for 225 W Wacker Drive in The Loop

Renovation permits have been issued for interior and exterior renovations to the fourth floor of the 28-story 225 W Wacker Drive office building in The Loop.

Crane Rises at The Gateway Apartments in Illinois Medical District

With full building permits issued last week, crane installation has begun for a new 11-story residential tower known as The Gateway Apartments in the Illinois Medical District. Located at 2050 W Ogden Avenue near the western edge of Illinois Medical District, the building will house 161 units ranging from studios to two-bedroom listings. Amenities will offer a rooftop pool and lounge, various indoor lounges, a fitness center, a game area, a business center, and bike storage.

Permits Issued for 4311 N Western Avenue in North Center

Construction permits have been issued for a four-story residential building located at 4311 N Western Avenue in North Center. Heffernan Builders LLC is the listed owner, whose plans include four total units, a rooftop stair enclosure, a basement, two exterior parking spaces, and an attached two-car garage. The new development is set to replace a 1.5-story frame residence.

Facade Work Nearing Completion for Fulton Labs in Fulton Market District

Cladding installation is progressing rapidly at the now topped-out Fulton Labs, rising 16 stories at 400 N Aberdeen Street in the Fulton Market district. Developed by Trammell Crow Company in collaboration with Zoë Life Sciences, the 420,000-square-foot building will be oriented towards biosciences and biotechnology companies, and will be the second installation of the Fulton Labs complex with 725,000 square feet of combined space. Programming will primarily consist of office and lab space, along with secondary lobby, retail, storage, and amenity space.

Demolition Permits Issued for 1534 W Augusta Boulevard in Noble Square

Demolition permits have been issued for a two-story multi-unit residential building and detached garage, located at 1534 W Augusta Boulevard in Noble Square. Jerzey Wasala of Hilo Inc. is the filing owner, whose plans involve a three-story, three-unit residential building. Units will comprise of two simplexes and one duplex-down, and the structure will stand 36 feet above grade. A zoning ordinance was passed in July of last year allowing the property to convert from RS-3 Residential Single-Unit (Detached House) to RM-4.5 Residential Multi-Unit District, thereby allowing for the development to proceed.

Podium Cladding Underway for The Bentham in River North

Podium facade work has begun for The Bentham, a 14-story mixed-use building at 146 W Erie Street in River North. Formerly the site of an auto body shop, the near-complete project has been planned and designed by Sedgwick Development. Programming will offer 2,556 square feet of ground-level retail and 31 condominiums on the above floors.

Permits Issued for 825 E 61st Street in Woodlawn

Construction permits were recently issued for a five-story mixed-use development at 825 E 61st Street in Woodlawn. 5 Seasons Development Company is the permit’s listed owner, whose plans include ground-floor retail space, 56 units, a rooftop deck and stair enclosures, and an elevator. Parking will comprise of a 21-car ground-level garage and eight exterior parking spaces. The new structure will replace a vacant grass lot.
