Demolition permits have been issued for a two-story multi-unit residential building and detached garage, located at 1534 W Augusta Boulevard in Noble Square. Jerzey Wasala of Hilo Inc. is the filing owner, whose plans involve a three-story, three-unit residential building. Units will comprise of two simplexes and one duplex-down, and the structure will stand 36 feet above grade. A zoning ordinance was passed in July of last year allowing the property to convert from RS-3 Residential Single-Unit (Detached House) to RM-4.5 Residential Multi-Unit District, thereby allowing for the development to proceed.
BK Architect is the project architect. Available renderings show a primarily brick facade with dark window finishes and a rear open staircase.
Parking will include a three-car parking slab. Future residents will also have access to north and southbound stops for Routes 9, available at the intersection of Division & Damen less than a minute walk from the site. Additional stops for Routes X9, 56, and 70 are all available at the tri-way intersection of Division, Milwaukee, & Ashland, a six-minute walk north. Those looking to board the CTA will also find the Blue Line subway at this intersection.
Nearest green space includes the 8.9-acre Eckhart Park available via a six-minute walk to the southeast.
Pro Excavating is the wrecking contractor for the two frame structures. No additional permits have been filed or issued, though an overview via the Alderman’s Website has indicated construction will take 10 months to complete once full construction permits are issued.
