Construction permits were recently issued for a five-story mixed-use development at 825 E 61st Street in Woodlawn. 5 Seasons Development Company is the permit’s listed owner, whose plans include ground-floor retail space, 56 units, a rooftop deck and stair enclosures, and an elevator. Parking will comprise of a 21-car ground-level garage and eight exterior parking spaces. The new structure will replace a vacant grass lot.

John Hanna of Hanna Architects is the architect of record. While no drawings or renderings have been released, multiple masonry contractors listed in the permit suggest the possibility of brick or stone exterior. The filing description has also indicted balconies spanning the second through fourth floors.

Nearby bus access includes service for Routes 4 and 59, which are located a one-minute walk west at the intersection of 61st Street & Cottage Grove. Further service within a five-minute walk consists of Route 2 to the north and Route 63 to the south. Meanwhile, the Green Line is accessible at Cottage Grove station via a three-minute walk south. As for the Metra, both the University of Chicago/59th Street station and the 63rd Street station are available via a 21-minute walk.

The property is also within close walking distance of the 372-acre Washington Park, as well as The University of Chicago’s campus.

5 Seasons Development Company is also serving as general contractor for the $6,198,000 development. A completion date is not currently known.
