A construction permit has been issued for a residential project at 3204 N Kostner Avenue in Kilbourn Park. The five-story building will have a basement, 30 dwelling units, and a 30-car garage on the ground floor. Other features will consist of a rooftop deck, rooftop stair enclosures, front and rear balconies from the second to the fifth floors, and an elevator penthouse. Currently, the site is occupied by a single-story masonry building and a parking lot.

The development occupies a triangular lot, bordered by Caton Street, an adjacent commercial building, and the CTA L tracks. Previously, a single-story masonry building stood on this site. The developer, Lux Living 4U, has constructed eight residential units and ground-floor retail space.
A construction permit has been approved for a new early childhood daycare facility at 1745 N Damen Avenue in the Wicker Park neighborhood. The project is a three-story building for early childhood care, replacing a former two-story auto body shop. Kensington School Inc is listed as the owner of the new development.
Facade work is progressing toward completion at the former Sears store located at 4712 W Irving Park Road in Portage Park. The location is undergoing a transformation into a $90 million, six-story mixed-use development. Spearheaded by Novak Construction, in dual roles as developer and general contractor, the redevelopment work will yield 50,000 square feet of retail space and 206 residential units, with Target confirmed as the anchor retail tenant.
Construction is now above grade for The Clybourn, a five-story mixed-use project at 3140 N Clybourn Avenue in North Center. The development is a joint venture by Range Group and is strategically located south of the intersection of Clybourn Avenue, Western Avenue, and Belmont Avenue. The 55,150-square-foot building will feature 39 rental apartments as well as ground-floor retail spaces.
