Updated Design Revealed for 725 W Randolph Street in Fulton Market

Related Midwest has unveiled a new proposal for 725 W Randolph Street, a now 41-story skyscraper poised for the southeast corner of Fulton Market District. The mixed-use project has steered toward a more commercial angle over its last two building iterations, which would have yielded a 370-apartment residential component in addition to office space and a hotel. While apartment demand has blossomed following the reversal of a new housing moratorium in the district, the office market has also seen a recent surge of new companies into the neighborhood’s growing collection of large floor-plate towers.

Windows Installed at 3217 N Clark Street in Lakeview East

Glass paneling has been installed for 3217 N Clark Street, a five-story mixed-use building under construction in Lakeview East. The new structure will have space for ground-level retail, as well as 32 residential units on the upper levels. This project, filed under the name 3211 N Clark LLC, is replacing a former parking lot.

Committee On Design Reviews 370-401 N Morgan in Fulton Market

The committee on design is now reviewing two mixed-use high rises at 370 N Morgan Street and 400 N Morgan Street in West Loop‘s Fulton Market. Located on the west side of the intersection with W Kinzie Street, the multi-phase project will eventually see a third tower join it at 401 N Morgan Street on the northeast corner. The three towers are being developed by Vista Properties, whose plans will replace what is currently a mix of surface lots and existing one- to two-story industrial buildings just north of the Metra tracks. Gensler is responsible for the designs.

Full Permits Issued for 5200 W Chicago Avenue in Austin

Full construction permits have now been issued for 5200 W Chicago Avenue in Austin. The Oak Park Regional Housing Center and Heartland Housing Alliance have partnered to renovate and redevelop the historic Laramie State Bank building and an adjacent parking lot to the west.

West Loop Collection’s Fifth Building Tops Out in West Loop

The fifth and final segment of West Loop Collection at 216-236 S Green Street is now at roof height. The project by POGN Development consists of 40 total condominiums divided up into eight per building in the West Loop. From three-bedroom apartments to five-bedroom penthouses, these magnificent residences offer something for everyone. Prices range from a modest $1 million for the single-level “simplex” to $2 million for a duplex penthouse.

1217 W Washington Receives Foundation Permit in West Loop

An initial foundation permit has been issued for 1217 W Washington Boulevard in West Loop, where DAC Developments has planned for a new 19-story mixed-use tower. Located between two adjacent historic buildings, the site is currently a vacant lot that overlooks the intersection of W. Washington Blvd and N. Willard Ct. DAC Developments is collaborating with Melrose Ascension Capital on the project.

812 W Adams Street Reaches Fifth Floor in West Loop

Structural work has progressed to the fifth level at 812 W Adams Street in West Loop, where a new seven-story mixed-use development by Luxe Suites Chicago is under construction. Upon completion, the development will feature 80 for-rent apartments and 4,200 square feet of retail, replacing the three low-rise buildings that previously occupied the southernmost part of the block.

1000M is Chicago’s Second Tallest Construction Project

In second place in Chicago’s year-end countdown is 1000M, a 74-story residential skyscraper in South Loop. The 788-foot-tall tower is now rapidly ascending and beginning to leave its mark on the south end of the Chicago skyline. The joint project between JK Equities, Time Equities, and Oak Capitals promises to consist of a total of 738 rental units located at 1000 S Michigan Avenue.

Permits Issued for Bally’s Temporary Casino Inside Medinah Temple in River North

Renovation permits have been issued for Medinah Temple in River North, where Bally’s has planned a temporary casino during the construction of its planned flagship location just west along the river. Originally designed by Huehl and Schmidt, the four-story structure at 600 N Wabash Avenue was built in 1912 in the Moorish Revival style.

The Reed Ranks Fourth Place in Year-End Countdown

In fourth place in Chicago YIMBY’s year-end countdown of tallest construction projects is The Reed, a 41-story residential high rise in South Loop. The 440-unit, 447-foot tower is being developed by Lendlease as the next installation in their Southbank masterplan. Situated under the address 234 W Polk Street, the project is the second tower to be built after The Cooper adjacently east, as well as two acres of parkland and a riverwalk running alongside the Chicago River’s south branch.
