Construction Commences for HUGO Development in River North

Following permit approval from last summer, foundation work can now be seen for LG Development’s HUGO masterplan, which involves the construction of two mid-rise buildings in River North. Located at 751 N Hudson Avenue and 411 W Chicago Avenue, these two mixed-use structures will each stand nine stories and will collectively house 230,000 square feet of programming, made up of roughly 19,000 square feet of retail and 227 apartment dwellings. The two buildings will replace former parking lots, and will be narrowly separated by an existing masonry low-rise building.

Northwestern Outpatient Center Begins Construction in Old Irving Park

The planned Northwestern Medicine Advanced Outpatient Care Center has officially broken ground at 4445 W Irving Park Road in Old Irving Park. With permits issued late last year and foundation and excavating work having already begun, this new four-story medical facility will occupy the full block bound by W Irving Park Road, N Kenneth Avenue, a rear alley, and N Kilbourn Avenue.

Along Milwaukee Avenue in Portage Park, brick and glass is undergoing installation for the 10-story Clarendale Six Corners, a mixed-use residential and retail development by Ryan Companies, LCS, and Harrison Street Real Estate Capital. Under the address 4715 W Irving Park Road, the new building will house 18,000 square feet of ground-level mercantile space, 258 senior living apartments, and an array of integrated amenities.

354 N Union Avenue Gets Glassy in Fulton River District

Glass panel installation has begun for the facade that will eventually cloak 354 N Union Avenue, a 33-story residential high rise in the Fulton River District. Onni Development Group is behind the 410-foot-tall tower, which will house a total of 373 apartment dwellings. These units will vary widely in size, beginning at 400-square-foot studios and span up to 1,600 square feet for three-bedroom penthouses. Amenities will include a sprawling third-level pool deck and a host of interior common areas.

Checking in on the Guinness Brewery Conversion at 375 N Morgan Street in Fulton Market District

This week, YIMBY stopped by the former Pennsylvania Railroad terminal building at Fulton Market Distict’s 375 N Morgan Street, where a partial demolition has taken place. This wrecking work is set to clear the way for a new Guinness Brewery to be co-developed by Guinness and Fred Latsko. The adaptive re-use of the original structure will make way for a 10-barrel brewery and taproom, and will accommodate an Irish-themed restaurant component that sources local chefs.
