Structured Development has received its last remaining foundation permit for its Shops at Big Deahl masterplan. Under the address 1475 N Kingsbury Street, the greenlit 27-story tower will serve as the fourth and final addition to the $250 million scheme, occupying a three-acre parcel in Near North Side‘s Clybourn Avenue corridor.
Structural work has now passed the first floor for “The Seng,” part of the second phase of Structured Development‘s masterplan known as the Shops at Big Deahl. Located at 869 W Blackhawk Street in the Clybourn Avenue corridor, this new mid rise will yield 34 affordable units, whose future residents will be chosen by the Chicago Community Land Trust alongside the Chicago Department of Housing.
Structured Development has announced its second phase construction of Harrison Row Townhomes at 2849 W Congress Parkway, an affordable for-sale townhome community in Chicago’s East Garfield Park. This phase includes 33 total residences, each with three bedrooms and 1.5 baths. There will be a major modular element to this project, with 14 of these duplex townhomes, a total of 28 units, built with modular construction. The homes are to be priced from $245,000 under the City’s Affordable Requirements Ordinance, targeting prospective residents making up to 120 percent of the Area Median Income. These buyers are to be sourced through the Chicago Community Land Trust, whose objective is to preserve long term housing affordability. This development serves as a means to provide reasonably-priced housing to those who may not be able to afford market rate housing, but are excluded from other ARO developments targeting those making up to 60 percent of the Area Median Income. A portion of the project will help Structured Development fulfill its ARO obligations for the underway Shops at Big Deahl masterplan, located along the Clybourn Corridor.
Final facade work is underway for the three-building development known as Schiller Place Apartments, each rising four stories under the addresses 711-749 W Schiller Street in Near North Side. This residential undertaking has been planned by Evergreen Real Estate and Structured Development, whose plans include 16 apartment dwellings within each building, for a total of 48. These residences will vary between one- and two-bedroom floorplans. Other features include a leasing office in the easternmost building, landscaping and street improvements, as well as 18 surface parking spaces in the rear.
Site prep is now in full swing for the second phase of a three-part development known as The Shops at Big Deahl, located adjacent to Clybourn Corridor. Planned by Structured Development, the completed first phase is a four-story rock climbing gym called Movement Lincoln Park, which wrapped up construction last year. The second stage of the vision, meanwhile, broke ground this past December, and will consist of two mid-rise buildings. Located at 1450 N Dayton Street, this pair of edifices will be 10 and four stories, measuring 117 and 64 feet respectively.
