Construction Wraps Up on 226 W Jackson Boulevard Conversion in The Loop

Renovation work is wrapping up at 226 W Jackson Boulevard in The Loop, where Phoenix Development Partners is converting a former 14-story office building to two Hilton hotels. The classically-styled edifice, originally built in 1904, long served as the headquarters for the Chicago and Northwestern Railroad, and then later as the headquarters for the City Colleges of Chicago. Today it is classified as a national historic landmark, whose exterior is being refurbished and retained in exchange for Class L tax incentives.

Construction Permits Issued for 2228 W Belmont Avenue in Roscoe Village

Full construction permits have now been issued for a new four-story residential building at 2228 W Belmont Avenue in Roscoe Village. SRD Development LLC is the listed owner, whose plans include three total residences, a basement, a rooftop enclosure, front balconies, a rear four-story metal porch, and a detached three-car garage with a rooftop deck. The site was previously occupied by a one-story masonry building, which received demolition permits this past April.

Claretian Associates Inc. is the filing owner, whose plans comprise of two dwellings atop a basement level. Much of the construction has already taken place, with the main exterior frame having been built in 2008 under a now-voided permit.

Construction permits have been issued for a three-story residential building at Bronzeville’s 4635 S Indiana Avenue. Filed under the owner Jacek Bochaczyk, the three-unit project will come with a rear open deck spanning its full height. Final facade work is approaching the finish line for the condominium conversion of Chicago’s iconic Tribune Tower, located at 435 N Michigan Avenue along the southern end of Magnificent Mile. The 462-foot-tall neo-Gothic tower was purchased by CIM Group and Golub & Company in 2018 as the namesake Chicago Tribune newspaper moved its headquarters to One Prudential Plaza.

A tower crane permit has been issued for the eight-story Life Sciences Building at Lincoln Yards, marking a key milestone as developer Sterling Bay kicks off its first building in the larger 53-acre Lincoln yards development along Chicago’s North Branch corridor. The permit address has been listed under 1229 W Concord Place, though the official address will fall under 1200 W Concord Place. The site of the new construction is a 60,000-square-foot parcel located at the southern end of the Lincoln Yards development boundary, just west of the river.

Facade Takes Shape at 932 W Randolph Street in Fulton Market

Facade progress is rapidly taking shape for 932 W Randolph Street, a redevelopment of a former three-story bank in West Loop‘s Fulton Market. The development involves the re-skin of the existing structure, and a new three-level connected addition that will take on the same design. L3 Capital is the developer behind the 35,000-square-foot project, whose programming will be entirely commercial. Recent reports have confirmed that a new showroom for the electric carmaker Rivian will occupy the building. Last year, L3 Capital received approval to convert the existing zoning designation of the property from C1-2 neighborhood commercial district to DX-5 mixed-use district.

Foundation Permits Issued for 2208 W Lawrence Avenue in Lincoln Square

Foundation permits have been issued for a new five-story residential building located at Lincoln Square‘s 2208 W Lawrence Avenue. Developed by Zivkovic Family Holdings LLC, the issued permit covers the first of two near-identical buildings adjacent to one another. This first building will include 10 total units, with the overall development set to house 20 units. Parking for the approved first structure includes four parking spaces on a rear concrete pad, and an additional three spaces within the building itself.
