Heffernan Builders LLC is the listed owner, whose plans include four total units, a rooftop stair enclosure, a basement, two exterior parking spaces, and an attached two-car garage. The new development is set to replace a 1.5-story frame residence.

Michael Cox is listed as the structural engineer, and is also serving as the architect for the project. No drawings or renderings have been published, though the filing description has indicated a masonry exterior.

Future residents will have nearby bus access for Routes 49, X49, and 78, all available within a two-minute walk north at the intersection of Western & Montrose. Further bus service includes Route 80 via an eight-minute walk south to Irving Park & Western, as well Routes 11 and 49B via a 10-minute walk north to the CTA L’s Western Brown Line station.

Green space in the near vicinity consists of Welles Park, which is reachable via a two-minute walk from the property. Various retail and dining options are also accessible in under a 10-minute walk to Lincoln Avenue.

Heffernan Builders is also the general contractor for the $1.25 million construction. A completion date and timeline have not yet been listed.
