First Floor Rises for 1002 S Racine Avenue in Little Italy

Located at 1002 South Racine Avenue in Chicago’s Little Italy neighborhood, construction is now above grade for a six-story mixed-use building. Developed by Related Midwest in partnership with the Chicago Housing Authority, the project is part of the Roosevelt Square Phase 3B masterplan. This sub-phase will yield three mixed-income apartment buildings, as well as a fourth building for The National Museum of Public Housing and an additional 15 residences with affordable options.

1002 S Racine will contain 67 apartments with public housing options ranging from 20 to 60 percent of the Area Median Income, in addition to market-rate units. The project will also provide an additional 10,000 square feet dedicated to retail, already set to include a local grocery store, and 33 parking spaces.

The design, by Landon Bone Baker Architects and Moody Nolan, integrates with the existing neighborhood aesthetic. The rectangular massing is set back at its western end, while its facade features a light brick-clad first floor, topped by multiple shades of dark gray paneling above. The eastern end of the site will also incorporate a setback component, extending the first-floor’s use of brick so that it is entirely clad in it.

The area provides several transportation options. Bus service for Routes 60 and 157 are available at the adjacent intersection of Taylor & Racine. Meanwhile, the Blue Line is available at Racine train station, a 10-minute walk north, while the Pink Line can be found at Polk Station, a 16-minute walk northwest.

Valued at $100 million, this project is managed by Bowa Construction and Blackwood Group, and is set to be completed by next year
